A boutique development of luxury apartments, The Gardens at Elm Park Green is located just off the Merrion Road in Dublin 4. Developed by Red Rock Developments, the 77-unit complex comprises one-, two- and three-bedroom apartments and penthouses overlooking the city centre, coastline, hills and surrounding golf courses. A key feature of the luxury development is its high-performing central district heating system, designed by O’Connor Sutton Cronin with the mechanical installation delivered by Kerrigan Mechanical. The Gardens sits alongside the Elmpark office complex completed in 2017, which gained recognition as Ireland’s first sustainable mixed-use private development.

Supported by the Sustainable Energy Authority of Ireland’s House of Tomorrow programme, the work/live space is powered by a renewable energy centre using a district heating scheme and biomass boilers. Maximising the building orientation, natural ventilation and insulation, as well as energy-efficient materials and fittings, the complex achieved a green excellence rating. The Gardens can draw energy from the complex’s energy centre as needed, but is largely powered by its own plantroom, using a primary heat source of three air- source heat pumps working hand in hand with a combined heat and power unit. Adam Dent, Senior Contracts Manager at Kerrigan Mechanical, said, “Each apartment is equipped with advanced

heat interface units and energy meters for efficient heating control, with warmth distributed through the radiator circuit. “Fresh air is supplied via modern heat- recovery units, which are designed to pre-condition and temper the air, ensuring a comfortable and energy- efficient living space.” Preparation played a vital role in Kerrigan Mechanical’s installation. “The enabling works on this deserved enormous credit, as it was no easy task with the night works and planning involved with existing estate management, the facilities company and the client,” said Adam. “However, a well thought out process allowed for a smooth transition, with downtime minimal when connecting to the existing estate circuit.”
