Firms that have not kept pace with buying and implement- ing new technology will be at a very distinct disadvantage in retaining and recruiting Millennials. Remember, it will not be too long before Mil- lennials make up nearly the entire work force. We are liv- ing and working in a new era and it is absolutely critical that the A/E industry stays current with the changing technology and the changing work force. A very strategic question to ask is “Has your company developed and implemented strategies so it is prepared for the Millennials?” If the answer is NO, then NOW is the time to take action. The property will be the site of the new BelovED Middle School. Urbahn Archi- tects is serving as the architect for the new middle school. “Friends of the BelovED Charter School, a non-profit organization established to support the development of BeloveED Community Char- ter School and other charter schools, serves as the developer of the new middle school. The organization is expected to obtain a mortgage and con- struction financing of $12 mil- lion from New Jersey Com- munity Capital ,” said Bret Schundler, a former Mayor of Jersey City and former Com- missioner of Education for the State of New Jersey. Schundler assisted the local community in establishing the original BelovED Community Charter School, which opened in 2012 across the St. from the newly acquired site. “The upcoming middle school is another BelovED contri- bution in support of Jersey City’s and the Jersey City Housing Authority’s balanced development effort to create quality affordable housing and neighborhoods, in addition to luxury multi-family properties prevalent in Jersey City. and serves children from local families,” explained Schundler. The architectural team has completed the preliminary design for the new educational facility. According to Urbahn Architect’s principal Marty Stein, AIA , “The new 40,000 s/f, four-story middle school will serve students in grades six to nine. The building will feature an open first floor with outdoor recreational facilities for stu- dents and a teacher’s parking lot. Classrooms will be located on higher floors.” The property was previously the site of a small retail store that was demolished more than 10 years earlier. The small size of the site means that Urbahn had to be particularly creative in developing and maximizing a functional program. “It’s a very dynamic design, in which many functions are incorporated,”

said Stein, who spearheaded the design of the original Be- lovED K-5 school and its recent addition, and is now leading the design of the middle school. The parcel is within a FEMA- designated flood zone, which added another challenge for the design team. According to Urbahn associate and project manager Emmanuel Perez, AIA, LEED AP , “We are speci- fying all programmed space and critical systems on the second through fourth floors. The ground level is dedicated to parking, building access, and recreation. The upper floors are structurally cantilevered above the parking lot.” Due to the low-bearing soil at the site, the foundation system will consist of subter- ranean concrete piles and pile caps, which will support the new school’s structural steel frame. n
