Mayfaire Residential EMJ constructed the 684,000-square-foot multi-use development at Mayfaire Town Center. The three-phase project included two four-story structures and 11 neighboring buildings that house retail, residential, office, restaurant and entertainment space, including a 16-screen movie theater. EMJ also performed all site work on the 401-acre development, including more than 130 acres of wetlands that required both on-site mitigation and protection.

Market City Center This 10-story, mixed-use development in the heart of downtown Chattanooga is a concrete podium and light gauge metal structure. It offers 21,000 square feet of ground-floor retail and restaurant space, 21,000 square feet of second-story office space, third-floor parking, and 125 apartments on floors four through 10.

St. Barnabas Nursing Home St. Barnabas Nursing Home is a four-story facility with space for up to 128 tenants, two hydro therapy rooms, an aromatherapy room, chapel, dining hall, two reading rooms, two community halls, three elevators, a hair salon and an elevated pedestrian walkway connecting to Siskin Hospital next door. The St. Barnabas residence tower sits atop lower-level parking with upper-level garage parking adjacent to the main entrance at the second level. 5

Museum Bluff Condominiums Museum Bluff Condominiums is a seven-story, post-tensioned concrete structure on a bluff high above the Tennessee River. It includes 27 units that are customized to each owner’s specifications, using high-end finishes such as granite countertops, hardwood floors, marble surround bath tubs, steam showers and surround sound. The site had a steep grade between the lower parking lot and the city street, which resulted in run off and erosion issues. Original plans called for a retaining wall that would prevent erosion and meet the aesthetic desires of the development team. The EMJ team researched and recommended the use of green socks, erosion control socks filled with soil and plant seeds, in order to stabilize the site. The green socks were installed and proved so successful that the retaining wall was removed from the project scope, which saved the client a sizable expense and allowed completion of the project ahead of schedule. The result is a more environmentally-friendly landscape that more effectively prevents run off by allowing the soil to absorb the overflow.

Harbor View Nursing Home Harbor View is a 120-bed nursing and rehabilitation center located on a former industrial site. The EMJ team constructed the light gauge metal framing and steel hybrid structure and performed the interior build-out, complete with private and semi-private suites, an Alzheimer’s wing, an oxygen wing, and a medical vacuum wing. EMJ’s scope also included the installation of a back-up generator that provides redundant electrical power. During site evaluation, the soil content was deemed unsuitable and the plans called for substantial undercut and backfill with select import material. Our team researched alternate options and developed a remediation method that involved separation and removal of the debris through an on-site filtration system that could be performed in conjunction with the earthwork. As a result, the project was completed 10 weeks ahead of schedule and delivered $175,000 in savings to the client.

Texas A&M Commerce Collegiate Housing The 136,915-square-foot residence hall is located on the campus of Texas A&M University. With capacity for 490 students, the facility features two wings and offers private study rooms, several communal areas, and laundry facilities with smartphone app monitoring capabilities.

The Local at Texas State University

The Local Downtown is a luxury, mid-rise student housing project located near the campus of Texas State University. The 217,000-square-foot, seven-story development is a concrete podium and wood structure with retail and parking on the ground floor and additional parking on the second level. Floors three through seven include 96 studio, one-, two- and four- bedroom units. The complex also offers a clubhouse lobby, fitness center, saunas, study lounge, computer lab with printing services, bicycle storage, media room and game room.
