Medifast Product Innovation Center Opens 18,000- Square-Foot Space at Business Center at Owings Mills

St. John Properties, Inc. announced today a new lease with Medifast, the global company behind one of the fastest- growing health and wellness communities, OPTAVIA®. The company has opened the Medifast Product Innovation Center, a new research and development hub positioned within Business Center at Owings Mills, a business community developed and managed by St. John Properties, Inc. in Baltimore County, Maryland. Employees within product development began working this spring from the new facility located in an 18,360 square foot space within 11515 Cronridge Drive. The space was designed to mirror the health and wellness mission of the company, including ergonomically designed workspaces, collaborative areas, modular accessories with high-powered IT connectivity, and an abundance of natural light and neutral colors. “The Medifast Product Innovation Center is an investment in the company’s future. It is strategically positioned in Baltimore County to attract and retain technical talent who contribute to the development of our

Broomfield City Council Grants Approval for Development of 600,000-Square-Foot Simms Technology Park The Broomfield City Council recently granted approval to St. John Properties, Inc. to initiate development activities on Simms Technology Park, a nearly 81-acre mixed-use business community in Broom- field that, upon completion, is expected to support nearly 600,000 square feet of single-story, multi-story and flex/R&D space, in addition to complementary retail amenities. Acquired from Brocade Communications Systems, LLC two years ago, Phase I of the business community located at the intersection of N. Simms Street and W. 112th Avenue in Broomfield County will be comprised of three single-story of- fice buildings comprising approximately 100,000 square feet of space and two flex/R&D buildings containing nearly 70,000 square feet of space. The final development plan is expected to consist of 14 buildings — all designed for LEED Certification by the U.S. Green Building Council. “This strategically-located acreage provides the opportunity to execute our long-term development strategy in a sub- market of Colorado that contains every essential metric for sustained growth and economic vitality,” stated Brandon Jenkins, St. John Properties’ Regional Partner for Colorado.

St. John Properties Enters the Austin Market
St. John Properties, Inc., a national commercial real estate development and management firm, has entered the Texas market with the recent opening of a new regional office in Austin. Brooke Harlander, Regional Partner, will direct all development activities of the new Texas office. The company is currently investigating sites throughout the greater Austin metropolitan area to develop ground- up Class “A” commercial office, retail, warehouse/logistics and flex/R&D (research & development) space. “Austin has been on our radar for a long time based on its rapidly-growing population, steady influx of new jobs, as well as the momentum of the tech and life sciences industries,” stated Lawrence Maykrantz, President and CEO of St. John Properties. “The region’s incredible culture and booming real estate market have also played an enormous part
