SELLER CLOSING CHECKLIST Gather the following documents prior to beginning the packing process:

Existing title policy Existing survey Loan information for each mortgage or line of credit

Lender name Loan number Lender phone number

When closing is completed and funded cancel homeowner’s insurance only after the closing. Order final reading for all utilities effective the day of closing. If you are using a power of attorney, have Sunbelt Title Agency review the document ahead of time. If approved, provide the original document at closing. Bring your valid driver’s license or government issued photo ID (Military ID, Passport) and your social security number or green card to closing. If married and the property you are selling is your primary residence, your spouse must also sign documents. Obtain wire instructions from Sunbelt Title Agency if you are bringing funds to closing. Make arrangements for homeowner’s insurance as soon as possible; pay upon acceptance, especially during hurricane season. Have utilities placed in your name effective the day of closing. If you are using a power of attorney, have Sunbelt Title Agency review the document ahead of time. Your lender and Sunbelt Title Agency must approve. If approved, provide the original document at closing. Bring your valid driver’s license or government issued photo ID (Military ID, Passport) and your social security number or green card to closing. If the property will be used as your primary residence and you are obtaining a mortgage, your spouse must also sign documents.
