Housing Choices onsite office Section Summary
The OOA is a separate dwelling used by professional staff who provide support services overnight to participants living in a SDA dwelling on site. The OOA dwellings are related to the SDA dwellings but do not have the same accessibility requirements.
Where an onsite Housing Choices office space is provided, it should be flexible, functional and robust. It can be open plan. The location, size and visibility will be project specific and should be discussed with Housing Choices in the briefing phase of the project. Office Space Considerations Checklist: • High Density projects of 100 dwellings or more generally require a minimum of one small meeting room on site. Design team to confirm spatial requirements and sizing with Housing Choices at briefing stage. • Ensure there is good light and ventilation within office space. • Ensure office it is in a prominent location and accessible. • Provide access to a gender neutral and accessible WC is required. • Provide access to a kitchenette . • Office space can be open plan but must include at minimum one private meeting room. • For safety, two points of entry are required. • Minimum one double GPO, data and telephone point per person/ desk space. • Wifi enabled. • Lockable storage, nominally 1 lineal meter per person – confirm with Housing Choices at briefing stage. • Heating & cooling system appropriate for the area.
Note: an OOA dwelling is only required in projects which include SDA Housing.
Onsite Overnight Accommodation (OOA) Considerations Checklist: • OOA dwelling located in close proximity to the majority of SDA dwellings. • OOA is minimum 45m² for a one-bedroom, one-bathroom dwelling • Data cabling provided from OOA data rack to comms cupboard, with connection to lift control box. Ensure enough cable is provided to control all levels within building. • At least two double GPOs, data point and wifi point provided in likely desk location in OOA dwelling. • Data cabling to be provided between SDA dwellings and associated OOA dwelling for communication and monitoring purposes. Data cabling within OOA dwelling supports remote communication between OOA and SDA Data rack in OOA dwellings is discretely located but readily accessible for servicing.
