B1 Dwelling access

B1.01

Dwelling entrances Section Summary

Letterboxes Considerations Checklist: • Letterboxes shall be provided for all dwellings in accordance with Australia Post requirements. Each individual letterbox should be clearly numbered, secure, vandal proof and have provision for a padlock to be installed by the resident. • In each bank of letterboxes, allow one box per dwelling. Mailboxes must be sized to take A4 sized letter; (approximately 350mm wide x 200mm high x 300mm deep). • From a maintenance perspective integrated locks are acceptable but letterboxes that allow resi-dents to buy and use their own padlock are preferred. • Consider including “no junk mail” signage to letterbox stations to reduce printed material waste and reduce maintenance required to area. High Density Letterboxes Considerations Checklist: • Letterbox stations may be located near the main entrance. The position of the mail facilities must be approved by Australia Post. • Consider the integration of mail rooms and or letterbox locations within the design of main lob-bies. • If there is a site office allow for one letterbox for office mail. Low Density Letterboxes Considerations Checklist: • Standard, easily replaceable proprietary letterboxes to be specified in general but specifically relates to low density developments where vandalism occurs more often. SDA Letterboxes Considerations Checklist: • Concrete pathways must provide suitable wheelchair access to the letterbox from all dwellings. Ground surface beneath letterbox is level (gradient not steeper than 1:40) and has a turning space of 1500x1500mm. • Letterboxes can be accessed from a seated (ie. wheelchair) or standing position (900-1200mm AFFL) and are not within 500mm of an internal corner.

Entrances to all dwellings must be easily identifiable, provide a sense of arrival, provide wind, and rain protection and consider security requirements in their design and specification. Dwelling Entrances Development Considerations Checklist: • Consideration should be given to duplication of damp-proof courses, termite treatments and drainage. • All front entries should be protected from the weather. Eaves protection only over entries is not acceptable. • Entrances must be well lit. • Cabling to facilitate future provision for future installation of a security system to main dwelling entrance. • Entries should have a spatial quality of their own and should not have views directly into bed-rooms or bathrooms. • The design and detailing of entrances should avoid concealed entrances and encourage passive surveillance where possible. • Entry doors to all dwellings to meet LHA Silver level generally. • For any individual entries with direct access from the street, consider a raised entry level to in-crease privacy in lieu of screening. SDA Entrances Considerations Checklist: Refer to NDIS SDA Design Standard. Additional Housing Choices requirements for SDA include: • A viewing panel or side window is recommended near SDA entrances to allow residents to view visitors approaching the door. • SDA entry doors will need to be wider and meet NDIS SDA Design Standard at a minimum. Letterboxes Section Summary Letterboxes should be functional, robust and in keeping with the architecture of the site.
