SDA Internal Stairs Considerations Checklist: • Refer to NDIS SDA Design Standard. • Generally, Housing Choices expects all SDA dwellings to be single-level dwellings. • A two-level SDA dwelling with internal stairs would be considered where the second level allows for accommodation of: (a) a secondary resident who does not have mobility limitations, (b) visitors, or; (c) non-SDA residents such as a family member.
• Timber skirtings to be used. Avoid using MDF where possible as an environmentally sustainable measure. • Views to outside/outlook should be maintained from windows and balconies wherever possible. • Preference for innovative design solutions to deal with overlooking requirements. Avoid excessive use of screening as privacy measure.

• In multi-storey, high density developments, SDA dwellings are to be located across a range of floor levels, preferably integrated throughout the building. • Open-plan spaces within SDA dwellings are preferred to avoid the circulation issues associated with corridors. • Where feasible, windows and balconies are to allow for views from a low height (ie. 1000mm AFFL) .

Where possible, internal stairs should be avoided to enable dwellings to accommodate the broadest range of residents. Where internal stairs cannot be avoided, they must comply with LHA Guidelines Silver level. Internal Stairs Considerations Checklist: • Flights must be straight with no winders. • At each change of direction, a landing is required which must be a simple square or rectangle shape. • Lighting fixtures in stairwells must be arranged to allow for ease of lamp replacements by the occupier. • Continuous handrail on at least 1 side of any stair where there is a rise of more than 1 metre. • Material selection must consider acoustics and slip ratings.
