Powder room Section Summary

• Typically, provide drawers directly below the bench and cupboard below drawers. • Draw runners and hinges to be Blum or Hafele . Shaving cabinet • Provide a shaving cabinet with mirror finish face to cabinet. Mirrors are to be a minimum of 6mm thick with no beveled edges. • The base of the mirrored door must be a “shark nose” finish and must have adequate overlap to be used as an integrated handle for the mirrored doors. • Door hinges to be Blum or Hafele unless cabinet is a proprietary item. • Allow for exposed surfaces of shaving cabinets to be finished in decorative laminate or other suitable water-resistant material in keeping with the material palette. • A shaving cabinet is generally required as it provides easily accessible storage and proprietary cabinets are often cost effective and can be easily replaced over time. If the project design team seeks to do so, approval can be sought from Housing Choices representative to vary this requirement.

A separate, second WC must be provided for housing with three or more bedrooms and on the ground floor of any two-storey housing so that there is a facility at each level. Powder Room Considerations Checklist: • At a minimum, powder room must include a WC compartment and a small handwashing basin. No other joinery is required. • Toilet pans should be located next to corners within a room for the future installation of grab rails. Refer to LHA Guidelines. • Powder Room must be a minimum 900mm wide and include at minimum 1200mm clear circula-tion forward of the toilet pan into which the door swing cannot intrude.

Bathroom joinery Section Summary Bathroom joinery must be water and mould resistant.

• An additional 1200mm high (min.) storage cabinet provided in the bathroom, with a maximum depth of 450mm, adjacent to the basin for storage of personal care items. • Bathroom joinery design needs to ensure joinery can be cost-effectively modified in the future to meet the needs of residents with a disability.

Bathroom Joinery Considerations Checklist: Vanities • Bench tops to be water resistant finish ie reconstituted stone or equal approved. • Allow for exposed surfaces of the vanity unit to be finished in decorative laminate or other suitable water resistant material in keeping with the material palette. • All carcasses to be constructed from water resistant board faced with white melamine • Provide at minimum a single shelf to all vanity units. • Provide chrome plated or white cover plates where plumbing pipework passes through the carcass.
