B11.01 Floors

Section Summary Floors are generally to be slip resistant, easily cleaned, maintained, and repaired. The number of different floor finishes should be limited where possible. Floors Considerations Checklist: • Slip resistant ceramic floor tiles, vinyl floor covering, hardwood timber and sealed concrete floors are acceptable but subject to Housing Choices approval. • Avoid transition strips which pass underneath furniture such as dining tables. • All floor materials must meet relevant slip rating requirements. • Ensure bathroom, laundry and wet room falls are considered to ensure material build ups are allowed for and trip hazards do not occur at thresholds. • Ensure all concrete floor finishes allow for a clear, low sheen, UV stable, non-yellowing sealer. Water based sealant is preferable and one that can easily be patched and repaired without being noticeable. High Density Floors Considerations Checklist: • Provide a recessed door mat sized to fit to the full width of door openings and be 1200mm deep immediately inside the main entry doors to lobbies. Consider longevity of recessed door mats within external walkways, including need for drainage such as weepholes and potential shrinkage or rapid deterioration of matting over time due to prolonged weather exposure. • Consider Internal Air Quality (IAQ)/ Volatile Organic Compounds (VOCs) and acoustic implications when selecting floor finish for dwelling interiors, particularly when interfacing with habitable areas above or below.

Doors and frames should be selected to meet relevant regulations and requirements such as fire rating, acoustics and appropriate clear access width including special requirements for disabled access. Internal Doors Considerations Checklist: • A construction key system shall be utilised to ensure security of the apartments on completion. • Door frames specified must be suitable for use with the substrate: e.g. masonry, stud wall etc. Preference for all doors to be hung in double rebate metal frames with loose hinges. • Doors and frames to be painted with semi-gloss paint • All internal doors (except removable toilet doors) are to be semi solid doors. • All bathroom and ensuite doors must have lift-off hinges. • Internal door widths should comply with LHA Guidelines Silver level. • Furniture and fittings are to be of suitable quality. • Consider the suitability of any proposed internal sliding doors. This includes consideration of ongoing maintenance requirements, weight of door leaf/ease of operation, requirement for acoustic separation within a space, and risk of damage/derailing associated with internal sliding doors to bathrooms and other areas.
