Section Summary Private courtyards are an extension to the living space of a resident’s environment. As such these spaces should be light filled, well orientated and functional. Courtyards Considerations Checklist: • Courtyards should be a minimum of 25m2 unless otherwise nominated in state-based regulations. Low Density Courtyards Considerations Checklist: • Where several lots of private open space adjoin each other, consider maintenance access between areas and the potential to allow for courtyard spaces to remain open and work as a larger open space if desired by the residents. This has been particularly beneficial in our SDA developments.

SDA Floors Considerations Checklist: • Refer to NDIS SDA Design Standard . • Floor finishes to have low resistance to movement of mobility aids. • Waterproof floor finishes to be provided in SDA bedrooms. • Carpet floor finishes are not acceptable for SDA bedrooms. • Ensure floor finishes are durable and easily repaired due to excessive impact of wheelchair use. Note: Refer to section C6.01: Floors (Base Build). Thresholds The following key considerations should inform thresholds strategy: • Cost implications • Slab thickness contributes to overall building height • Potential for additional embedded carbon due to thicker floor slab • Floor slabs thickness may influence thermal mass of building and acoustic performance between dwellings vertically • Potential to include flush thresholds to selected lower floors only Thresholds Considerations Checklist: • Step-free threshold to balconies is required to all SDA and accessible dwellings and must align with LHA Guidelines. • At least one step free entry per dwelling is required. • Install an aluminium or brass metal angle at the junction of any material changes. Generally, floor finishes are to finish under doors.

• Consideration given to the provision of raised garden beds. • Consideration given to the provision of an accessible clothesline • Courtyards to allow for placement of personal effects (furniture, pot plants etc); and maintain adequate space for circulation of mobility aids.
