B13.01 Landscaping Section Summary
• Balconies to have integrated drainage, it is not to acceptable drain over edge of balcony. • Balustrade details (if not a proprietary system) must be engineered as part of the structural engineering package. • Balconies areas should be free of any heating or cooling plant. Where this is not practical, the plant must not be visible from the ground. • All balcony and private open space door thresholds are to be step-free hobless. Where this cannot be achieved, Housing Choices approval is required. • Ensure there is space to accommodate at a minimum a table and two chairs for a 1-2 bedroom apartment and a table and 4 chairs for any 3+ bedroom apartments. SDA Balconies Considerations Checklist: • Refer to NDIS SDA Design Standard . • All balcony and private open space door thresholds are to be step-free hobless. Threshold ramps are not acceptable. • Where feasible, balconies allow external view from a low height (ie. 1000mm AFFL) – balustrading does not obscure view.
The design should provide landscaping opportunities that are consistent with the existing neighbourhood character, maximise landscaping throughout the site, streets and public open spaces where applicable. Landscaping should be appropriate to suit the occupants and the locality. Predominantly indigenous species to be use in accordance with council requirements. Landscaping Considerations Checklist: • A general brief should be sought from Housing Choices regarding expectations and a landscape plan is to be submitted to Housing Choices for approval. • Healthy existing trees on a block are to be retained wherever possible. • Colourbond fencing is preferred where possible. Ensure fence and gate locations, heights and materiality consider the neighbouring properties. (*Note: Local authority and BAL requirements may take precedent). • All gate hardware is to be welded. • Provide water tanks and pumps if required by State legislation. • All turf is to be natural and be shade and drought tolerant. Astroturf not accepted. • Concealed bin storage areas for rubbish and recycling bins. Ensure local Council requirements and provisions have been considered when sizing and designing the bin storage space. Grade floor to waste or litter trap connected to sewer. Provide water tap connected to rainwater collection tank to this area. • The use of bark in garden beds should be avoid. • Any integrated planter boxes must also have integrated drainage with stormwater connection. It is not acceptable to rely on overflow pops for drainage. • Consideration to the depth of any proposed planter boxes must be considered to ensure they are useable and do not become redundant litter collection zones. Most planting requires a minimum of 400mm soil depth. • Ensure any grates, pits and service covers are trafficable to the level required.
