Windows Section Summary

• Colours are to be selected from readily available standard ranges with a minimum 10-year warranty. • Consideration to maintenance and cleaning of windows. Preference is to be able to clean windows from ground or balconies. Window cleaning facilities must comply with BCA, all relevant Australian Standards, requirements and regulations. • If planter boxes are proposed to be incorporated into the window reveals, consider access and maintenance. Removable restrictors are not acceptable in dwellings. • Window locations in habitable rooms should not be compromised and should provide a positive outlook, capturing any available views. Avoid habitable rooms with a narrow ‘snorkel’ layout. • Skylights, generally, should not be openable and design consideration should be given to preventing any water ingress or maintenance issues.

Windows and doors should be selected and located to provide full weather protection and maximise acoustic performance, as required. Consider the need for ongoing ease of operation and cleaning access, future resident comfort, reduce heating and cooling costs in building operation, high quality of finish, minimising ongoing maintenance, façade design, wind loading, climatic zone, waterproofing, accessibility, and security. Windows Considerations Checklist:

• Flyscreens to be provided to all operable windows. • Locking awning windows to be provided as standard.

• Provision for windows within an individual apartment to be keyed alike. • Generally sheer and blockout roller blind to be included as standard to all external visible rooms (eg. street-facing façade or outlook). Timber battens or other support included to all other windows to allow for future installation of blinds or curtains. • Aluminium door and window systems are to be commercial grade. Low density or standalone dwellings may include domestic window system. Where a domestic window system and/or single glazing is proposed, a benchmark of quality and like-standard must be obtained from Housing Choices development or project manager prior. • uPVC windows are acceptable as an alternative to aluminium door and window systems. If proposed, approval from Housing Choices is required at briefing phase. • Design team to consider window operation (awning, casement, etc) and location in order to maximise ventilation within dwelling and allow for cleaning access to interior and exterior faces. • Glass in windows and doors in nominated areas can have a body tint. • The window system must provide acoustic insulation in accordance with an Acoustic Noise Impact Assessment Report, Council and BCA requirements. • Windows must comply with relevant thermal performance requirements. All window should be double glazed units unless approved by Housing Choices. • All windows and sliding doors must have fitted key locks.

SDA Windows Considerations Checklist: • Refer to NDIS SDA Design Standard.

• Ensure electricity and data cabling are reticulated to windows to allow for future installation of automation equipment if necessary. See section D6: Home Automation Security of this document for further details. • Ensure all operable parts are accessible from both a standing and seated position.
