C7 Ceilings

C7.01

Ceilings Section Summary Ceiling heights should be maximised, and bulkheads should be minimised wherever possible. Ceilings Considerations Checklist: • Maximise ceiling heights in all areas. • Habitable area ceiling heights shall generally be 2700mm. Any reduction in height to be approved by Housing Choices. Note that preferred ceiling heights are exclusive of any bulkheads and beams. • Minimum finished ceiling heights can be 2400mm in bathrooms, ensuites, laundries. • Kitchens ceilings to be a minimum height of 2400 (unless otherwise required by BCA or Authority requirements). • All exposed concrete ceilings and soffits, both within dwellings and common areas, are to be finished with caulking to adjacent walls and clear matte sealant to minimize dust. • The ceiling heights nominated are the minimum unless BCA requires the height to be greater, in which case the BCA height is to be followed • Use of bulkheads is to be minimised. Consider location and extent to limit the visual and spatial impact. • Where two or more bulkheads are required within a dwelling, ensure that all bulkheads within a single space are coordinated and at the same height. Eg. Where there is a separate bulkhead to kitchen and also an adjacent hallway space, both bulkheads are to be to the same height AFFL and sized to avoid an awkward junction. • Alternative ceilings heights will be considered but must be approved by Housing Choices. • Up lighting and clerestory lighting should be considered to increase the spatial qualities and volume of the space.

SDA Ceilings Considerations Checklist: • Refer to NDIS SDA Design Standard.

• Structural provision for ceiling hoists (140kg loading). Generally at minimum is required to bedroom and bathroom within dwelling. • GPO and anchor points (ie dropper fixings) installed in bedroom ceiling/ soffit to support future installation of H-Track ceiling hoist system (facilitate full-room coverage). • Same ceiling height between bedroom and bathroom to ensure future hoist can be easily installed.
