2024 HCA Design Guidelines

Water Considerations Checklist: • Reduce water consumption though appropriate selection of a minimum of four-star appliances and fittings. • Supply a rainwater harvesting system for landscaping. • Integrated Water Cycle Management planning is to consider opportunities for water sensitive ur-ban design techniques such as passive irrigation and use of permeable surfaces where appropri-ate. • Consideration must be given to water collection and on-site storage. (rainwater treatment, grey water treatment etc. • Irrigation systems are to be efficient, vandal resistant and suitable for a public environment. • Irrigation systems are to use soil moisture sensors and efficient emitters such as drippers or similar approved. Stormwater Section Summary To provide safe, effective storage of stormwater on site with minimal impact or reduction in site area. Stormwater Considerations Checklist: • Water recycling - Water tanks should be incorporated in all new housing to store rainwater from roofs for the purposes of recycling to provide water for gardens and laundries/toilets, where possible. • Further incorporation of grey water recycling should also be considered. Innovation Section Summary Identification of enhancements and innovation opportunities over and above minimum project requirements. Innovation Considerations Checklist: • Use locally based consultant teams, builders and materials. • Material selection should consider lifecycle material costs and whether we can successfully deconstruct the building materials and elements at the end of life.

E1.09

Energy Section Summary The proposal and appliance specification will aim to reduce heating and cooling needs through design and applied technology. Energy Considerations Checklist: • Our reduction in energy consumption will be achieved by employing the following design features: ○ Heat pumps for domestic hot water, heating, and cooling ○ Induction cooktops ○ Efficient appliances ○ High performance LED lighting with sensors and timers ○ Apartment kill switch • Natural Gas - There is to be no gas supply to any new development. If there are site or location issues that impact this item submit a proposal to Housing Choices for approval. • Hot Water Service – Electric Hot Water System – refer FF&E Schedule. Note: All HWS in Tasmania are to be located outside • Further incorporation of on-site power generation should also be considered. • Solar energy – PV System – allow suitable roof space and structural capacity for a PV system and sufficient internal space for the installation of a battery in all new housing – refer Part F: FF&E Schedule .

E1.12

Sustainable water management strategies are to be included within any new development to reduce reliance and use of potable (drinking) water, increase local water harvesting, reuse water where possible and minimise impacts from any development on stormwater quality. The project strategy should also support local flood management and ensure infrastructure is robust and fit-for-purpose.
