What is the funniest, most unique situation you have faced/conquered during your business career? One of the most memora- ble—and unusual—situations I’ve faced was when my client was on the verge of not receiv- ing their Certificate of Oc- cupancy. To secure it, I found myself listening to the inspec- tor deliver an impassioned lecture on religion, complete with a full “hell and damna- tion” sermon. After navigating that unexpected tirade, I was able to secure the CO for my St. John Properties, Watsic manages all facets of the de- sign and permitting processes for projects across Maryland and Pennsylvania. She works closely with third-party design and planning firms, as well as the company’s in-house engi- neering and landscape design teams. Among her current responsibilities is the over- sight of Swatara Exchange, a new mixed-use community replacing the former one mil- lion s/f Harrisburg Mall in and individual investors, suc- cessfully executing transac- tions ranging from $100,000 to over $23 million and has sold approximately $38 mil- lion of storage in the last two years. Since returning from Ecore in 2024, an injury shifted my exercise routine, but my dedication to staying active re- mains unwavering. I primarily play tennis, which I find both challenging and energizing, and I also incorporate Pilates, barre, and spinning into my regimen. What challenges and/or obstacles do you feel you needed to overcome to be- come as successful as you are today? The last several years have presented an es- pecially challenging economic environment, and navigating those fluctuations has re- quired adaptability,. Over the past 15 years, I’ve learned that while I care deeply about my clients—approaching every relationship as I would with family or close friends—I also needed to develop a thicker skin to thrive in this business. In my experience, CRE has been welcoming. As a young woman, I was trusted early and judged by results. We should continue encouraging capable people to pursue bro- kerage and stay long enough to build meaningful careers. Suc- cess depends on work ethic, consistency and value deliv- ered. As more women advance on the merit of performance, balanced senior representa- tion will follow naturally. What qualities or person- ality do you feel make you most successful in your profession? Attention to detail and strong follow-through are my core strengths. In CRE’s fast-paced, high-stakes envi- ronment, they ensure noth- ing is missed and clients get accurate, timely information. Being organized and thorough lets me manage complex trans- actions and anticipate chal- lenges before they arise. MAREJ

Can you share an example of a time when a mentor provided crucial advice? Early in my career, seasoned professionals in our office advised me to shape my ap- proach: “Focus on a specific area, learn everything about it and make it yours. Know who owns what, who’s leasing space, what’s coming up – and become the expert people turn to.” That guidance helped me see the value of deep, local knowledge. I began by focusing on a small territory, building relationships and learning the market inside and out. What has been your most significant transaction in 2024/2025? One of my most significant recent transactions was sell- ing 1260 North Ave. in Plain- field, a 12,500 s/f warehouse, for a repeat client who had quickly outgrown the space. We’d helped him purchase it just four years earlier, so it was rewarding to come full circle and support his next phase of growth. We then se- cured a 24,000 s/f warehouse
