Ardmac offers a single-source work package, assuming full responsibility for the design and construction of the project. Revolutionising construction site management. At Ardmac, innovation drives excellence. In 2024, we embarked on a transformative journey to enhance our site openings management process. While our workflows were already grounded in robust BIM implementation, we recognised the potential to elevate efficiency and safety by integrating cutting- edge technology. After evaluating both Virtual Reality (VR) and Augmented Reality (AR), we identified AR as the optimal solution for on-site applications. Unlike VR, which posed safety challenges, AR offered a practical and secure alternative, allowing teams to utilise tablets in the field. To ensure seamless integration, we selected GAMMA AR, a leading augmented reality tool compatible with Autodesk Construction Cloud and Procore. A rigorous proof of concept verified its compatibility with our systems, and our Digital Innovation Committee (DIC) approved the deployment. The DIC, composed of senior leaders across departments, ensures all digital processes align with Ardmac’s high standards for quality and innovation.
By integrating AR with BIM, Ardmac has set a new standard for construction efficiency and precision. Real-time visualisation and data synchronisation eliminated inefficiencies, reduced errors, and aligned on-site execution with design specifications. Ardmac were contracted to provide a Design & Build Turnkey Cleanroom in an existing facility, consisting of approximately 3500 square meters of ISO 8 Cleanroom, non-classified White Room, fit out of offices, meeting rooms and staff facilities for one of our global Medical Device clients in Waterford. Our architectural and structural scope involved the design and construction of a new mezzanine floor for the offices and new gantry cranes to service the cleanroom areas. Our design prioritised safety by implementing robust fire safety measures throughout the facility. The dividing firewalls, including all fire rated windows and doors along the firewall, compartmentalised the two cleanrooms and office areas, allowing suppression systems to protect neighbouring rooms, effectively enhancing overall safety. Our mechanical scope involved the design, supply, and installation of all mechanical services within the Cleanroom and offices areas, including HVAC systems, a compressed air system with strategically located live tap-ins throughout the Cleanroom facility, a central vacuum system with conveniently located inlets, cold and potable water supplies, drainage and sprinkler. Our electrical scope of work encompassed the design, supply, and installation of all electrical services within the Cleanroom and offices areas, including distribution boards, distribution systems, HVAC control cabling, general services, specialist cleanroom light fittings controlled through ceiling- mounted Passive Infrared Sensors (PIRs), and equipped with a Central Battery-backed Emergency Lighting System.
Ardmac demonstrated ingenuity on the project by incorporating specifically designed service plates. These plates provide the critical services needed for the client’s equipment, in a flexible solution allowing for the seamless movement of equipment in and out of the facility. This flexibility is crucial for the client, allowing them to adapt to changing technological needs, providing the ability to replace outdated machinery with new equipment without disruption. For this project, Ardmac used the latest technologies such as BIM to generate a clash free model, LEAN processes to bring value to the client and the use of integrated scheduling coupled with strong Project Management. David Buckley, Project Manager on the Waterford site tells us, ‘It is as important as anything else in the project to ensure that the client has trust in what we are doing’. Bio-medical manufacturing cleanroom Design development, design coordination and construction of Bio-medical manufacturing cleanroom space to ISO 6/7 standard. Client: Boston Scientific Location: Clonmel, Tipperary, Ireland Project Size: 3,700 m2 Duration: 10 weeks
Phase 2: Cleanroom Production Facility The second phase converted office space into a state-of-the-art cleanroom, complete with gowning and material anti-lock rooms. This involved demolishing existing spaces, stripping out M&E services, and installing advanced systems, including HEPA filters, AHUs, lighting, and access controls. The architectural fit-out featured cleanroom ceilings, vinyl flooring, fire-rated doors, and stainless-steel fixtures. Externally, a corridor extension added a new employee entrance and three offices. This work, completed in just 10 weeks, included drainage, structural steelwork, roofing, cladding, and curtain walling. Operating within an active pharmaceutical site required meticulous planning, strict safety protocols, and minimal disruption. Controlled access and hygiene adherence were paramount. The project delivered a modern, functional, and sustainable facility, enhancing Boston Scientific’s operations while fostering employee well-being.
As part of Boston Scientific’s expansion in Clonmel, the project aimed to upgrade workplace facilities, expand lab and production areas, and establish seamless connections between new and existing spaces. The company sought a construction partner capable of delivering top- tier results in a live pharmaceutical environment. Ardmac’s expertise in operational settings and SMART processes made us the ideal choice. Phase 1: Agile Office Fit-Out The first phase transformed unused first-floor space into a modern, agile office. Key upgrades included raised access floors, partitions, glazing, bespoke joinery, acoustic meeting pods, and industrial- style finishes. A four-pipe coil system and sprinkler installation ensured energy-efficient heating and cooling. The design, aligned with Boston Scientific’s global standards, featured biophilic elements, acoustic baffles, felt walls, and a white noise system to promote comfort, focus, and well-being. A new toilet block with accessible, sleek facilities complemented the office fit-out.

Ardmac was selected to design, build, and commission a 210m² BSL-2 cleanroom isolation ward, constructed using modular off-site techniques. This state-of-the-art facility was specifically designed to provide a safe and controlled environment for the treatment of immune-deficient patients, ensuring the highest standards of infection control and patient care. Scope of Services As a full turnkey project, Ardmac managed every aspect of the build, from initial design to final commissioning. The scope included the construction of the building envelope, complete internal fit-out, installation of advanced mechanical and electrical (M&E) systems, and the integration of specialised control systems. Additionally, the project encompassed the supply and installation of furniture, ensuring a fully operational and functional facility upon completion.
Project Details The self-contained unit was strategically located within an enclosed courtyard at the center of the main hospital. Its placement required precise planning and logistical coordination to minimize disruption to hospital operations during construction and installation. To seamlessly integrate the new ward with the existing hospital infrastructure, a link corridor was constructed, providing direct access for staff and patients. The modular off-site construction approach offered significant advantages, including reduced on- site construction time, minimal disruption to the hospital environment, and enhanced quality control. Each module was prefabricated in a controlled environment, ensuring precision and compliance with stringent cleanroom standards before being transported and assembled on-site. The completed facility combines cutting-edge design, advanced technology, and meticulous craftsmanship to deliver a safe, efficient, and sustainable solution. WuXi Biologics Detailed design assist with execution including project management, procurement and installation. Client: WuXi Biologics Location: Dundalk, Ireland Project Size: 15,000m²
Ardmac were contracted to complete a full cleanroom installation within two buildings on the WuXi Biologics site in Dundalk. The project involved detailed design assist with execution including project management, procurement and installation of all architectural elements within the cleanroom envelope. This included but not limited to Modular Ceilings including lights and grilles walls, double flush vision panels, doors, furniture, flooring and stainless steel protections. The scope also included door Automation and interlock Controls along with eight number downflow booths for client processes and manufacturing.
The walk-on ceiling system was designed and installed to facilitate 1.5kN/m² and 2.5kN/gm² at varying locations to complete the Ardmac supply and install interstitial area Handrails, edge Protection and stair units. The cleanroom floor installations complimented a flush floor finish interface with wall panels, furniture and client equipment. The cleanroom scope spanned 15,000m² with Grade C, Grade D and CNC room classifications. As part of design development and field execution a significant amount of trade partner constructability and coordination reviews were held focusing on the build sequencing and timing for planned works.

API Architectural Envelope Design Build Turnkey Package for a Quality Control Laboratory Client: Confidential Location: Ireland Project Size: 1450 sqm
Ardmac were entrusted with a Design Build Turnkey Package for a Quality Control Laboratory associated with a new API (Active Pharmaceutical Ingredient) facility in Ireland. In addition to this scope, Ardmac were awarded the Architectural envelope of the cleanroom facility and a critical containment facility blast wall. This comprehensive undertaking encompassed various crucial components, including a Quality Control (QC) Laboratory, Filter Drier, Scrubber, Solution Preparation area, and a spacious multi- level Process Ballroom, complete with numerous supporting rooms across three floors. Ardmac played a pivotal role in the initial design and subsequent construction phases, addressing structural, architectural, mechanical, and electrical aspects of the cleanroom and laboratory package. Collaborating with specialist trade partners and under the supervision of Jacobs Engineering as Project Integrator, Ardmac ensured the seamless execution of the project. Integrated Approach & Blast Wall Ardmac optimized constructability by identifying secondary steel needs early, ensuring compliance with blast and fire ratings. The 18m-high, 1000sqm blast wall (50Kn/M2) met stringent safety standards while accommodating over 250 service penetration points for current and future process needs. Key Installations Ardmac designed, supplied, and installed the full HVAC system for the QC Laboratory, including AHUs, extract systems, and integrated CAV/VAV controls. Electrical work covered distribution boards, lighting, HVAC control cabling, and specialist cleanroom fittings with PIR sensors and emergency lighting.
Safety & Containment A bespoke door interlock system was integrated with decontamination misting showers and automated doors, ensuring security in high-containment ATEX areas. Ardmac also installed lab furniture, fume hoods, and chemical storage, using Dagard walls, ceilings, and doors to maintain containment in line with VDI 2083 Part 19 standards. Commissioning & Compliance Rigorous testing ensured compliance with client safety standards, including independent containment validation under VDI 2083. Ardmac developed early design assessments and SATs, supporting the qualification process for safe HVAC and fume hood operation. Conclusion This project showcased Ardmac’s expertise in delivering high-spec pharmaceutical facilities. Our integrated approach, collaboration with trade partners, and commitment to safety ensured a successful outcome, meeting OEB 5 product requirements and global industry standards.

Modular mRNA Manufacturing Facility Multi Module 40Ft Containments Client: Modular mRNA Manufacturing Facility in Africa Location: Rwanda
Ardmac partnered with Germfree to deliver two modularised vaccine manufacturing suites for a multinational pharmaceutical client. The first project, situated in Germany, was completed in two phases as a proof of concept, achieving a Percentage Manufactured Value of 78% of works completed offsite. A second project was then commissioned with Germfree to deliver suites into central Africa, with the PMV achieving 98% of works completed offsite, including full factory acceptance testing and commissioning. During development of project two, our design time decreased by 50% as the scheme was proven as a flexible and scalable solution through the adaption of a standardised and repeatable design. As we developed the project together with our client team, improvements were tabled and implemented allowing the total time spent on site with the installation of the modules to reduce from 12 weeks on Phase One to 4 weeks on Phase Two. This joint learning and development supported our client to honour their commitment to deliver facilities to an African state in 2022; a historic event for the continent and humanity as we responded to the global pandemic of Covid-19. The Germfree Modular Cleanrooms are fully self-contained pharmaceutical facilities which are scalable to suit clients’ needs, transportable globally due to their standard 40-foot container size and customisable to our clients processes and requirements. To date, Germfree have delivered multiple modular cleanrooms to clients within Ireland, Mainland Europe, and to the continent of Africa. To demonstrate our versatility, we chartered the Antonov AN124, one of the largest cargo planes currently available globally, to transport the first of the modular units into Rwanda.
The significance of this delivery was a major political event for the African Union highlighting the speed at which these modular facilities can be deployed globally, using various means of transport to achieve the required goals, to regions that would not be traditionally considered for pharmaceutical facilities. The launch of the Modular Cleanrooms bound for Africa by our client was attended by senior leaders of WHO (World Health Organisation) as well as several Presidents and Prime Ministers from the African Union, European Union and other global dignitaries, all of which received significant media coverage.

Ardmac were employed as the Cleanroom Contractor for University of Cardiff. The package consisted of the supply, installation and commissioning of the cleanroom systems for the ICS Cleanroom. This consisted of ceilings, including lights and blank pans; walls and doors; raised access floor; gowning areas; fan filter units; walk-on plenum grid system; plenum dividers underfloor between clean bays and equipment chases and ducted ULPA filter modules. Ardmac were responsible for the detailed surveying of the relevant part of the existing building and the setting out of construction to suit site conditions. The detailed development of the design for the cleanroom fabric components (walls, floor, ceiling, etc.) were also part of the scope. This included working closely with AED during the stafe 4A, through 4C detailed design, working in the same Revit model to a level of detail of 300.
