The pri- vately owned entity purchased 400 Plaza Dr. in 2015. “This is the first significant upgrade at 400 Plaza Dr. in three decades,” said Cushman & Wakefield’s Curtis Foster, who heads the building’s mar- keting team with and Jerry Shifrin of the commercial real estate services firm’s East Rutherford office. “The commit- ment ownership has made is generating a lot of enthusiasm and interest among existing and potential tenants.” In fact, Cushman & Wake- field launched 2017 by securing an 8,000 s/f commitment with Phosphorous Inc. And in 2016, many of the tenant’s decided to renew at the building. Cush- man & Wakefield currently is marketing 43,000 s/f on the building’s third floor – the larg- est available “white box” block in Harmon Meadow – along with a 6,700 s/f unit on the second floor. “The property’s Harmon Meadow location makes it one of the most attractive loca- tions in Northern New Jersey – blending urban conveniences and suburban appeal, offering a unique and vibrant live/work/ play setting all within a short walking distance of the Prop- erty.” Shifrin said. “The trans- portation access is unmatched – including onsite bus service to Manhattan and shuttle service to Secaucus Junction, which offers direct rail ac- cess to Manhattan, Hoboken, Newark Liberty International Airport and other points in New Jersey.” Located at the intersection of Route 3 and the New Jer- sey Tpke., Harmon Meadow is a 4.4 million s/f, mixed-use complex offering office space, restaurants, retail, fitness, childcare, entertainment, and hotel and conference facilities – all within walking distance. It continues to be upgraded with new hotels, restaurants and a new 450-unit apart- ment complex. The Carlton Group recently purchased the retail component and is planning a major update and retenanting program, which will further enhance the cam- pus’ amenities. n
