Size: 105,000 SF The Emory Hill Companies purchased the Glasgow Medi- cal Center on Glasgow, DE and are leasing medical office space as well as handling property management of the 105,000 SF building. At time of purchase, several move-in ready medical office suites ranging from 1,475 to 6,800 SF are available in the 109,000 SF building located on 11.7 acres at 2600 Glasgow Avenue just south of Rt. 40 and Rt. 896. Leases are full service and include maintenance, property management, taxes, insurance, utilities and janitorial services. The center is located minutes from I-95 and has ample parking and easy access to nearby shopping, restaurants and entertain- ment including Regal Cinemas. It is also located minutes from Christiana Hospital, Christiana Mall and the Univer- sity of Delaware.

Size: 176 Acres Vision Real Estate Partners with Rubenstein Partners ac- quired Warren Corporate Center, a best-in-class office de- velopment with five, four-story buildings. Situated at a full interchange on I-78, the property was developed as Lucent Technologies’ headquarters. In 2004, Citibank leased the entire property and substantially improved its infrastructure with redundant power systems and supplemental cooling. The heavily amenitized campus includes three full-service cafeterias, three fitness centers, outside recreation and pond, amphitheatre and ample structured parking. The property is currently 81 percent leased to Citibank. One building is cur- rently available for lease, providing the opportunity to transi- tion the asset into a multi-tenant office park.

North Ameri- can Headquarters campus. A long-term lease to a venture between Hackensack Meridian Health and Seton Hall Uni- versity, for almost 500,000 square feet on 16 acres, closed simultaneously. Prism’s vision for the property’s future in- cludes an appropriate mix of office, R&D, residential and re- tail, along with potential lodging and entertainment concepts. It will serve as a showplace for the “new urbanist” philoso- phy that is driving suburban municipalities to redesign their downtowns and commercial corridors for 24/7 convenience living.
