MSM CONTRACTS DELIVERS FOUR STYLISH RESTAURANT UNITS
MINIMISING DISRUPTION TO THE PUBLIC AND OVERCOMING CHALLENGING GROUND CONDITIONS, MSM CONTRACTS SUCCESSFULLY COMPLETED THE NEW-BUILD UNITS ON A FAST-TRACK TIMELINE…
Four new-build restaurant units have been added to Lesley Forestside Shopping Centre in south Belfast, with MSM Contracts successfully delivering the project as main contractor. Developed within the shopping centre’s existing carpark area, the adjoining units total 9,365sqft and are constructed in a ‘L’ shape with paved areas to the front and service areas to their rear. Each unit was constructed to a shell specification for future fit-out by the individual tenants - Starbucks, Popeyes, Nandos and Greggs. Key elements of the construction phase included extensive site clearance and enabling works incorporating service disconnections and diversions, mini- piling operations, reinforced concrete
foundations and ground floor slabs. MSM Contracts’ team then installed a structural steelwork frame and metal profiled sheet decking, superstructure masonry including cast-stone walling, plinth bands and copings, a Derbigum flat roofing system and aluminium canopies. K-Rend coloured render was used for the external finish of the units, alongside Dura Cladding in Alaskan Cedar and PPC aluminium glazing on the frontages of the restaurant units. Internal works involved Mapei quick drying screed, metal stud partitions with a drylined finish, firestopping and airtightness works, with landlord M&E services brought into each restaurant unit. MSM Contracts also delivered
improvement and remodelling works to the existing car park, hard landscaping to the front of the units, soft landscaping works, stainless steel external furniture, signage and street lighting. Michael Rogers, MSM’s Contract Manager, said, “Our primary concern was to ensure the safety of the patrons of Lesley Forestside, and to minimise any disruption to daily operations at this busy shopping centre due to the ongoing construction works. “This was achieved through detailed planning pre-start and on a daily basis by our site team. We continually liaised with shopping centre management, the design team and our dedicated traffic management specialist, Lagan TM, to
