The School Site Established in the 15th century, Wellingborough School is set in 45 acres of land, located in the heart of the Northamptonshire town of Wellingborough. It is an all- through independent school for students aged 3 – 18 years old. The School is easily accessible by train, with Wellingborough Train Station being only 5 minutes away with direct trains from London, and offers 5 bus routes reaching across Northamptonshire and further. The current site was founded in 1881, when the School moved from its town centre location to the current site on London Road, and its historic buildings are still being put to good use today. In 2021, the Governors undertook a holistic review of Wellingborough School (including its location) which concluded that the School should stay on the current site but have a robust plan for its future. Part of that review highlighted the need for a masterplan - Project Copernicus - to consider and drive the development of the site over the next 30 years. This has given the School a comprehensive plan of action that best supports the future of teaching and learning, improves the physical environment, and pushes towards a net zero carbon footprint. The resulting plan provides a clear vision for the School’s future including clarity and context to financial planning, a thorough assessment of the priorities for redevelopment, and consolidates its ethos and ambition to secure the School’s long term future. As Project Copernicus begins, it is an exciting time to join Wellingborough School. The new building work planned for the coming years is an ambitious set of projects that will begin to modernise and revolutionise the entire school campus. Your role as project manager will be key in making the masterplan a success and getting the best start for this inspiring new phase in the school’s history. Project Copernicus sets out a statement of strategic intent of how assets will be delivered to enhance teaching and learning, and to underpin the School’s vision. The purpose of this master planning exercise was to: • Frame the vision and provide a commonly understood pathway rooted within the ethos of the School that maintains a sense of direction, no matter how long the journey might be. • Deliver clarity and context; to sequence and prioritise redevelopment along the pathway and prevent incremental ad hoc development. • Focus and inform robust financial planning. • Demonstrate to stakeholders the PROJECT COPERNICUS
longer-term ambitions for the School. • Provide support to planning applications and provide focus for fundraising. • The result of this work is a proposal that preserves and enhances the best of Wellingborough School whilst also adopting a strategic approach to developing the facilities. Under Copernicus, that which works will be retained and refurbished – for example, much of the 1881 building stock to the north of the site (shown in white at Figure 2). Other buildings that do not lend themselves to modernisation of adaptation (many of which were erected as a ‘temporary measure’ many decades ago) are to be cleared and replace with facilities that are fit for the future.
A PHASED APPROACH
The need to sustain current operations whilst delivering Project Copernicus means it will be phased broadly as follows: Phase 1 1. Technology Centre 7. THE ROLE
The main focus of the job is to provide high quality project management for the implementation and delivery of a range of key complex and/or major capital projects within the School’s Masterplan and Infrastructure programme. These will include new build construction and refurbishment of academic buildings and student facilities, generally valued in the range of £2m - £15m. The post-holder will also support the Estate Bursar to work with stakeholders to develop an initial project plan, resource plans, the production of feasibility studies, cost estimates and investment appraisals; professional and strategic advice/planning and management of programmes of work.

Stakeholder Engagement • Identify and build effective working relationships with internal and external stakeholders and networks, collaborating and influencing decisions on areas affecting projects, identify and manage project dependencies; work to identify priorities and jointly ensure that the most appropriate way is found for the priorities to be met. • Engage with stakeholders to shape the project. • Work with stakeholders, providing complex, conflicting, and technical
information and ensuring technical information is understood and used to inform decisions. • Ensure stakeholder training is considered as part of the project plan and undertake all necessary stakeholder training. • Coordinate project service and business readiness activities via a transition plan. Key Responsibilities: • Lead and Deliver the Project • Manage all aspects of the project lifecycle, including scope, timelines, resources, budget, risks and issues, relationships, training, and communication. • Develop and implement a rigorous project planning process and ensure it is delivered by appropriate competent parties. • Responsible for ensuring that appropriate risk assessments, method statements and project management documentation are complete and the clients’ duties are met under CDM regulations. Procurement and Contract Management • Undertake project procurement activity. • Manage supplier contracts connected to the project delivery. Project Leadership and Management • Leading a team of Consultants and Contractors to programme, budget and quality expectations. • Ensure projects are managed in line with the School’s project management methodology. • Experience of delivering projects within values of between £5m-20m. • Responsible for the delivery of designated Capital Projects on a live operational educational site; to programme, budget and quality expectations.
MAIN DUTIES & ACCOUNTABILITIES:
Project Management and other Technical Duties • To take responsibility for the planning, implementation, and management of key projects within the masterplan and infrastructure programme, including co- ordination of activities; managing and monitoring consultants, and contractors to deliver projects within scope, on time and within budget. • Establish meetings structure for Project Working Groups, Project Monitoring Groups, and design team meetings, etc. Lay down procedure for organising, convening and chairing meetings, and being responsible for the recording and monitoring of these meetings, including circulation of relevant information. Principal Accountabilities • Work with the Estate Bursar and wider internal project team to deliver the project objectives, coaching and guiding as

PERSON SPECIFICATION: • A track record in delivering capital construction projects with values of between £2M to £15M through the full project lifecycle ideally with focus on Education, Healthcare or Heritage buildings from either client-side or consultancy organisations. • Excellent communication and influencing skills. • Strong leadership skills. • A natural collaborator, working cross functionally and at all levels, internally and externally. • Substantial experience in programme and project management on construction projects with values in excess of £5m. • Experience of delivering refurbishments on listed or heritage buildings and associated public realm projects. • Ability to manage strategic programmes of work on a number of consecutive projects. • Experience of financial management across a wide range of project budgets, with proven analytical skills and the ability to collate financial and other information from a range of sources, analyse it, draw conclusions, and propose solutions. RELEVANT EXPERIENCE: Essential • Experience of construction contracts, contract management and procurement practices relating to project and service delivery. • Experience of building and maintaining effective working relationships, with the ability to communicate clearly, WHO YOU ARE
confidently, and persuasively with people at all levels both orally and in writing, including the ability to communicate complicated technical issues to non- technical audiences. • Experience of Modern Methods of Construction. • Ability to build effective relationships with, and command the respect of, a wide range of stakeholders, including senior staff members, influencing as necessary to resolve conflict. Desirable • Experience of working with multiple projects across a live estate. • Experience of working within the Independent Education, Higher Education, Healthcare or Heritage sectors. RELEVANT SKILLS: • Responsible for co-ordinating planning, development, delivery, implementation and organising complex construction programmes. • Excellent written and oral communication skills. • Strong influencing and negotiation ability. • Attention to detail. • Ability to effectively manage time and meet deadlines whilst under pressure. • Strong verbal and numerical reasoning ability. EDUCATION AND TRAINING • Degree educated (or equivalent in a built environment subject). • Professionally recognised project management related qualification such as MRICS, MCIOB or CHPP.
