methodology and the source of any cost data. As such, they did not prove by the preponderance of the evidence that their cost segregation was appropriate. This case showed that while a property owner can prepare his own cost segregation study, he probably shouldn’t since the rules of a cost segregation study are many and cumbersome. While a do-it-yourself approach may work for retiling a bath- room or refinishing cabinets, when it comes to tax benefits, some things are best left to the experts. That’s why even most CPA firms refer their clients to cost segregation specialists. Eli S. Loebenberg, CPA, CEO of Madison SPECS LLC, has over 17 years of broad-based tax experience. Working with firms including Deloitte and Touche, KPMG, and Grant Thornton, Loebenberg is na- tionally recognized as an expert in cost segregation studies and has handled studies for clients including The NewYork Times, The Children’s Place, Reuters, BMW and Four Seasons Hotels. In 2006, Loebenberg partnered with Madison Commercial Real Estate Services to form Madison SPECS, LLC, provid- ing expert cost segregation and fixed asset review services. Loebenberg has a Bachelor of Arts degree in Accounting and Business Administration from the University of Maryland, Baltimore County and is a li- censed Certified Public Accoun- tant through Maryland’s State Board of Public Accountancy.
