General Rules. Let's review some important considerations. There are certain factors that are beyond our control and certain factors that are within our control. Those factors outside of our control are: the location of the property, the finished square feet and types of rooms and the amenities that are in place. Those factors we can control are: the appearance of the property inside and out, how aggressively we market the property and the price, including terms. It is critical for us to accept those factors that are beyond our control and to focus on pricing and preparation. Local Market Observations. We understand the market is changing with the increasing interest rates the amount buyers can spend for their home is decreasing. I don't recommend doing any work other than clearing the house of items that cannot be utilized for staging purposes. An empty home never shows as well as a furnished home. Suggested Price Strategy. The pricing recommendation I would make if you were to list today would be $450,000. We will work together to choose the best pricing strategy at the time of listing, taking into account the changing market as well as the current competition.
