METHOD & TERMS - REAL ESTATE
All 3-tracts will be surveyed. Tracts 1 & 2 will be sold by the acre, based on the acreages obtained from the survey, and offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase either Tract 1, or Tract 2 or both tracts for their high bid. If the high bidder does not take both tracts, then the remaining tract will be offered. We will then sell Tract 3 for a lump sum or total dollar amount (not by the acre). The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign and enter into a written real estate sales contract, and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 1, 2023. The Seller will provide title insurance in the full amount of the purchase price, and pay the 2022 real estate taxes (due and payable in 2023). The seller will pay the 2023 real estate taxes on Tracts 1 & 2. The real estate taxes on Tract 3 will be prorated to the date of closing. Possession will be given at the time of closing, subject to the farm lease for 2023 crop year only. Seller to retain all farm income for 2023. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. Jeff and Angie Langner were well known residents of Schuyler County. Jeff taught and coached for over 30 years and was an avid outdoorsman who loved to hunt and fish. Angie loved animals, working many years in local veterinary clinics, and was a founding member of the Schuyler County Humane Society where she volunteered countless hours. The real estate is ideally located close to Rushville on hard surfaced roads and offers many opportunities for farmers, hunters and homeowners. An open house on the real estate will be held on Saturday, July 15 from 8:00 to 11:00AM. We are also selling a very nice selection of personal property that has been very well cared for.
