What is the monthly HOA fee? The HOA fee is $150/month for one bedroom residences, and $200/month for two bedroom residences.

How many residences are there? There will be a total of 37 residences. Phase One of Murphy Flats features 20 residences and Phase Two will offer another 17 additional residences. What appliances are included in each residence? Each Murphy Flats condominium will feature stainless steel appliances including a range, microwave, dishwasher, refrigerator, washer, and dryer. What design options are available? There are two design options: Option A, Modern Gray or Option B, Classic Warm. Refer to to our website for more details at www.murphyflats.com/options Do the residences have parking and storage? Each residence has a dedicated parking spot and dedicated 40 sq.ft. storage unit. There are also 4 guest parking spaces included with Phase One of Murphy Flats. There will be an additional 13 guest parking spaces in Phase Two.

What does the HOA fee include? The monthly HOA fee includes: all exterior maintenance, siding, roof, window trim & door trim; Parking lot maintenance; landscaping, grounds maintenance and drainage retention; common area lighting; storage unit electricity; HOA management and accounting; water, sewer, and garbage (electrical to be independently metered and paid by individual unit owner); and a condominium insurance policy. Who are the owners, builders, and architects of Murphy Flats? The owner is 1187 Murphy Lane LLC. Murphy Flats was designed by Architectural Squared and built by Henderson Builders, LLC. When will construction of Murphy Flats start and finish? Construction for Phase One of Murphy Flats is projected to start May 2022, with an estimated completion of July 2023.

Are pets allowed? Yes! Each residence is allowed to have two pets.

Murphy Flats was made possible by an overlay approval by the Grand County Council. We are included in “The High Density Housing Overlay District (HDHO District)” which was designed to provide increased density by facilitating the development of new housing units used for primary residential occupancy by actively employed households. One of the requirements of the approval of this overlay is that a minimum of 80% of the households occupying Murphy Flat’s units must be an “actively employed household” in Grand County. At least one adult must meet one of the following criteria (where there are unrelated individuals living together in one household, at least 50 percent of all the adults comprising the household shall meet one of the following criteria):

• A full-time (aggregate of 30 hours of employment per week) employee of an entity or entities located within Grand County

• An owner or owner’s representative of a business or entity with a primary place of business within Grand County

• A full-time (aggregate of 30 hours of employment per week for nine months out of each calendar year) worker who is self-employed or works out of their home must provide their entire list of clients/workload so that it can be verified that a minimum of 75 percent of their work/clients are based within Grand County

• A person who is unable to work or does not have a work history required under subsections A.1 through 3 of this section due to a disability

• A retiree with a work history required under subsections A.1 through 3 of this section for the five years prior to retirement

The Housing Authority of Southeast Utah will be responsible for overseeing and managing the ongoing implementation of the HDHO program.
