DESCRIPTION

Discover Hollow Creek Ranch, once part of the northwest portion of the YO Ranchland, a renowned hunting and recreational property in the Texas Hill Country, famous for its exotic and native wildlife. Located approximately 15 miles south of Junction and 17 miles north of the popular Garven Store in Mountain Home, Hollow Creek Ranch is conveniently accessed through a private gate off Highway 83. The main entrance to the ranch is just a short distance down a private road off pavement giving it privacy yet still very accessible. This high-fenced ranch provides an exceptional hunting experience for avid hunters, featuring a well-managed, high level MLD Conservation Option. The landscape is somewhat rugged with rolling terrain, distant views, small cleared areas yet mainly heavy wooded, providing excellent habitat for wildlife. Improvements feature 8-foot high, well- built perimeter game fencing, two interior cross fences, and a soft release pen for transitioning deer. All-weather roads traverse the ranch, with additional caliche reserves available on-site for road repairs.

Harvest Recommendation Antlered Bucks:

Harvesst trophy bucks that are at least 5.5-6.5 years of age or any buck that does not show trophy potential. Looking forward to seeing what is harvested this year. Deer seem to be looking healthy and I would expect to see some quality bucks. Harvest 10 bucks, which is a 34% harvest rate on the buck segment.

Antlerless Deer:

Harvest 10 antlerless or doe deer, which is a 34% harvest rate on the doe segment.

Good sex ratio and fawn crop this year! Most of the reports across the hill country have been exceptionally high.

Remarks:

Overall, the deer density has been consistent over the past few years. Therefore, I don' t see a problem going a little heavier on the harvest. Especially, with the high recruitment we have this year. The combined harvest of 10 bucks and 10 does is a harvest rate of about 18 acres per deer. This harvest will slightly reduce the population and maintain a 1 doe per buck sex ratio.

IMPROVEMENTS

Accommodations consist of a very well-maintained 3 bedroom, 3 bath home, offering comfortable lodging for family & friends. At the end of the day, enjoy roasted smores & sharing stories of the one that got away around the large rock fire pit located just outside of the home. Water on the ranch is provided by two wells with submersible pumps on the property. 5 water troughs located throughout the ranch have water fast lined to each of them. The well serving the home is supported by a 10,000- gallon pressure storage tank. Being sold turnkey minus a few select items. Hollow Creek Ranch includes a spacious 1,300+ sqft metal barn with two roll-up doors for equipment storage, as well as a 20x20 garage/skinning barn equipped with an electric hoist, water, and middle drain in the concrete floor for easy cleaning.

WILDLIFE

This high-fenced ranch provides an exceptional hunting experience for avid hunters, featuring a well-managed, high level MLD Conservation Option. The property is home to a healthy herd of genetically improved whitetail deer, some scoring well over 200 Boone and Crockett (BC). Additionally, the ranch supports populations of turkey, quail, and dove, along with several red deer including and a token female zebra.

RANCH MANAGEMENT

This ranch carries the highest level of MLD. The annual fee for MLD Conservation enrollment has been $300, it was started several years ago by the prior owner. The whitetail deer season opens the same day as archery season and ends the last weekend of February. The season is much longer and hunters can use a rifle for the entire season eliminating the requirement to use a bow during archery season. The TPWD wildlife biologist issues tags based on the population data for the property. The population data requires 3 spotlight surveys to be conducted after August 31. The tags are tied to the property, not the hunter. The owner is required to maintain a harvest log and report it in the system. They are also required to report 3 habitat practices per year. There is a long list of approved habitat practices, which include: no livestock on the property, provide supplemental water, control exotic species (like red deer), control coyotes and hogs, clear cedar, etc. The first three practices require no incremental work for this ranch to qualify. The harvest reporting and habitat practices are very easy to log in the website.There is a link to an MLDP

Currently Junction Warehouse Company in Junction fills the corn and protein feeders once a month.
