METHOD & TERMS The DeFosse farm will be sold in two (2) individual tracts based on a survey that is currently in progress, with the final surveyed acres used to constitute the final settlement price. Tract 1 will be sold first for a “lump sum”, total dollar amount, followed by Tract 2, on a price per acre basis. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, April 10, 2023 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Full possession will be given at the time of closing. Tract 2 sells free & clear for the 2023 farming season. Tract 1 is subject to the Iowa Septic System “Time of Transfer” Law and is currently being inspected. Final results will be available prior to the auction. All announcements sale day shall take precedence over any prior advertising either written or oral.
