E CONOMIC D EVELOPMENT E XISTING C ONDITIONS AND N EEDS A SSESSMENT The economic and commercial real estate conditions that influenced the study area and Greater Fort Worth were analyzed to better inform future development opportunities along targeted corridors with transit potential. This section examines data from multiple geographies, resulting in a better understanding of the dynamics influencing real estate and development along East Lancaster Avenue and throughout the Eastside Transportation Plan study area. The boundaries balance local trends with regional influences, including: Eastside Transportation Plan Study Area: The study area considers natural and man-made barriers, commuting patterns, and travel times between the corridor and nearby activity centers. Residents in the study area are likely to make daily trips utilizing the transportation systems east of Downtown. Greater Fort Worth Area: Greater Fort Worth was also analyzed to provide a better understanding of external dynamics that could influence development in the study area and, more specifically, along the main travel corridors. Greater Fort Worth is an 11-county area that is anchored by major job centers in Dallas, Arlington, and Fort Worth. It is the economic hub of north Texas.
E MPLOYMENT O VERVIEW
The City of Fort Worth and the Eastside Transportation Plan study area benefit from being part of the rapidly growing Greater Fort Worth region. City of Fort Worth grew by 8.1% between 2019 to 2024. Employment stood at 377,206 jobs in 2019 before experiencing a decline in 2020 to 356,508 due to the economic impact of the COVID-19 pandemic. Fort Worth began recovering in 2021 with 368,521 jobs, followed by steady growth in 2022 and 2023 that reached 404,963 jobs. In 2024, employment continued its upward trend, reaching 407,888 jobs. This sustained growth underscores the city's resilience and expanding economic opportunities across various industries.
