R ETAIL O VERVIEW

The study area is historically an auto-oriented regional retail destination, but the 4.7 million square feet of existing retail space only represents one percent of the Greater Fort Worth retail space. While most retail space is occupied by traditional national tenants in areas with access and visibility to major highways, the study area is home to many ethnic retailers that support Fort Worth’s vibrant and growing minority communities. Study area vacancies are generally low, much of the retail is aging, lease rates are lower, and there has been limited new retail development since 2010.

Recent national and regional trends in retail have highlighted a consumer desire for land use patterns that support more mixed-use and walkable retail nodes. Coupled with enhanced transportation mobility option, the Eastside Fort Worth study area is well positioned to capture future retail demand. The study area is forecasted to support approximately 350,000 square feet of retail space in the next ten years. While the Eastside has existing traditional, auto- oriented retail, this space may not meet the space needs of retailers in the future. Over time, redevelopment of obsolete shopping centers as mixed-use retail should be encouraged along the proposed transit corridors to encourage walkability and
