 The multifamily housing stock in the study area is older than the Citywide average. These buildings are also older, shorter, and command lower rents on average than other multifamily developments in the City.  Multifamily homes represent approximately 40% of the total hosing stock in the study area but comprise only 20% of new unit development since 2010. This deceleration of multifamily development contrasts with development trends in the City at large that has experienced a growing proportion of new multifamily units.  Some residents have opposed MFR developments due to negative past experiences.  The Historic Southside has also been one of the major locations for recent single family home development since 2010. Residential building permits clustered in this region represent both demolition/rebuild for older homes, and infill development on vacant lots. The other major location of single-family development is a cluster east of IH-820, where numerous Planned Unit Development neighborhoods have been developed and sold.  Very few affordable housing developments are in the study area. West of IH-820 and south of IH-30 has three developments, west of IH-820 and north of IH-30 has no developments, and there are two developments east of IH-820.

N EEDS A SSESSMENT

The following section assesses current residential densities, typologies, and price points to consider the housing needs of current and future residents of the Eastside. The study area averages approximately 1.86 dwelling units per acre (DU/AC) for gross residential density (includes non-residential parcels, public/institutional lands, and public right of way. East of IH-820 has the highest residential density with approximately 1.99 DU/AC, while west of IH-820 and north of IH-30 has the lowest residential density with approximately 1.59 DU/AC. See Table 5.
