N ODE C ONCEPT P LANS
The following sections describe each of the nine nodes location, illustrative plan, and catalytic concept rendering. Additional information about each node is found in the Appendix.
Node 1: IH-30 & IH-820
This node is located at the intersection of IH-30 and IH-820. The four quadrants, because of the highway infrastructure that separates them, each have their own scale, accessibility and market context. The quadrants to the north of IH-30 have a distinctly more commercial focus that the areas the south. Two of the top trip destinations in study area are located in the northwest and southeast quadrants of the node. The southwest quadrant may be served by the proposed green line identified in the alternatives analysis. A new park would be designed to mitigate flooding in the area. The new park would provide active neighborhood open space to anchor new development in the southeast quadrant and could be a desirable amenity to attract development. The catalytic project consists of two, three-story mixed-use structures with ground floor retail and two floors of residential apartments above (see Figure 68 and Figure 69).
