Node 9: Beach St & IH-30 & E Lancaster Ave
Node 9 is located in the western end of the study area. It has the potential to be an important gateway in the western section of the study area. It is an important node with opportunities for a long-term strategy for redevelopment due to the aging commercial buildings immediately on East Lancaster Avenue and the older industrial uses between East Lancaster
Avenue and the rail line. Land uses in the north end include a office uses and a cluster of dated hotels. Uses along East Lancaster Avenue are auto-centric. Further south and near to the rail tracks is a cluster of light industrial uses and warehouses. Scott Avenue has views to the Fort Worth skyline. Streetscape enhancements could be implemented on both sides of Beach Street (between IH-30 and Carter Avenue) and Scott Avenue (between Hudson Street and Ward Street). The catalytic project anticipates four three-story structure mixed use structure with ground floor retail and residential apartments above (see Figure 84 and Figure 85).
