The Eastside’s population is more ethnically diverse than the city of Fort Worth as a whole. Hispanic and African American residents make up over 70% of the population, while 22% are white, see Figure 8. To compare, almost 40% of the City’s total population is white. With nearly 47% of the population younger than 30 years old, Eastside residents are relatively young. The mobility and housing trends of Millennial and Generation Z (Gen-Z) groups, who have tended to wait longer to start families, are less likely to own a home due to housing unaffordability, and are more open to alternative forms of transportation, differ from previous generations. This may indicate future changes in demand for housing typologies, retail and entertainment, and transportation infrastructure. Roughly 21% of residents are between 30 and 44 years old, and 21% are 55 years or older. Figure 9 compares household incomes for the Eastside and the City of Fort Worth as whole. The median household income in the Eastside, $52,773, is 30% lower than the City’s, so price points for housing options and other services may be lower in the study area. Most crucially, over a fifth of Eastsides live below the federal poverty line. Conversely, over a fifth of households earn over $100,000 annually. A vulnerability index indicating concentrations of residents at higher risk for displacement, such as elderly, minority, disabled, low-income, and/or limited English households is illustrated in Figure 10.
