Land use and context is important so the City can future-proof proposed zoning and use changes which encourage potential development and build upon the existing foundation. Land use and zoning were analyzed as part of existing conditions, but the Eastside is also a long-standing community, so neighborhood stabilities were identified.
E XISTING L AND U SE
The Eastside study area is separated from downtown Fort Worth by IH-35, which runs north to south just east of downtown and west of the study area. Adjacent to Downtown, the southwest corner of the Eastside study area is comprised of a more dense and diverse mix of land uses as compared to the rest of the study area. Uses in this area include single-and multi-family residential, institutional, and commercial uses. Together with a compact street grid, the mix of uses in this area supports walkability and conditions for transit ridership. The southwest portion of the study area is separated from the southern portion by IH-30 and contains large-scale roadway and rail infrastructure. Industrial uses lie adjacent to the railways. A concentration of aging multi-family uses is in the northwest quadrant of IH-30 and IH-820 intersection. Situating housing in this area presents environmental justice concerns, as residents may be exposed to noise and air pollution due to their proximity to high-capacity roadways.
