Industrial: The Future Land Use Map separates industrial uses into three subcategories; light industrial, heavy industrial, and industrial growth center. Currently, the City's adopted 2023 Comprehensive Plan identifies light industrial land uses around Gateway Park and the neighboring rail corridor, along with pockets of light industrial uses designated near undeveloped and/or green space locations. Additionally, there is a singular heavy industrial site near Hwy-820 and Randol Mill Rd that is currently used for as an asphalt mixing plant, of which is also surrounded by undeveloped land and a public park, therefore creating a physical buffer to the outer areas. The Comprehensive Plan's future land use map does not recommend for the expansion of additional heavy industrial uses nor allow for the creation of new industrial growth centers within the study boundaries. Commercial: Commercial land uses are separated into two subcategories of general commercial and neighborhood commercial. General commercial is located at major nodes, such as the IH-30/IH-820 interchange and along IH-30. Neighborhood commercial uses are located along Brentwood Stair Road/IH- 30, IH-820, East Lancaster Avenue, John T. White Road, Cooks Lane, and Eastchase Parkway. Mixed Use: Areas designated for mixed use are located on the westernmost edge of the study area heading into downtown, between Beach Street and Collard Street south of the rail tracks, along East Lancaster Avenue, Handley Drive, and on either side of IH-30 in the eastern portion of the study area. Residential: Residential uses are separated into eight subcategories: low, medium, and high density residential, single-family residential, rural residential, urban residential, and manufactured housing. Most of the residential land use in the study area is single-family, but there are some higher density residential uses identified north of IH-30. Vacant, undeveloped, agricultural: This use is identified along the northern edge of the study area in areas adjacent with the Trinity River and floodplain.
