Prior to Chuck owning his construction company, he worked for a Singh Development where he was responsible for the build out of a 300-unit town house project called Wexford Town Homes in Novi, Michigan. He took on the roll of Property Manager which included:
Inspect the property and consult with the owner. Recommend rental rate, security deposit, and lease terms. Advertise the property and seek tenants. Briefly interview all prospects prior to their touring the property. Conduct showings of property to prospective tenants. Comprehensive screening of all applicants. Prepare and execute the lease with specifications to the individual property owner. Collect all rents and enforce collection of rents. Collect security and other deposits. Coordinate move-in and move-out inspections. Take legal action on the owner’s behalf, if necessary, to collect past due rents or evict tenants. Pay insurance, taxes, and utility bills on the owner’s behalf, if requested. Negotiate and execute lease renewals. Coordinate all maintenance requests, including emergency maintenance. Code work to meet governmental requirements for specific city rental registration. Provide monthly and year-end statements of income and expenses. Contract bids and supervise any major improvements and repairs to the property. Upkeep of the property Interior and exterior Ground maintenance which included lawn care, snow removal and keeping up on litter, grooming common
areas and street cleaning
