This Is a Relationship Business Multifamily Investing Success Comes From Good Relationships

Real estate is a people business. Numbers are certainly important, and they remain the most straightforward way we measure our success. But it’s our relationships with people — be it our investors, our 37th Parallel team, or the dozens of best-in-class commercial real estate professionals we interact with on a regular basis — that really drives our success. As Steve Jobs said, “Great things in business are never done by one person. They are done by a team of people.” In last month’s newsletter, I was proud to see Barb Grzella repeatedly refer to our internal team as a family. The family atmosphere is so important to us. As a team, we support each other, challenge each other, and hold each other accountable — just like any family would. We have had some new additions to our family in the last few months, and we will introduce them to you in the next few editions of the newsletter. It has been exciting to watch these new teammates join our culture and contribute to our success as quickly as they have. Most importantly, we value the relationships we build and maintain with each of you in our investor community. Our relationship with you

often begins with investor-centric education, where you can learn the fundamentals of multifamily investing in a clear and concise way. If passive multifamily investing is a fit for your investment goals, then you’ll proceed to one or more conversations with our team and then ultimately a call with one of our managing partners. Along the way, you can learn everything you need about our business and ask any question you have about our investment approach, track record, future plans, and more. Transparency is a key part of our relationship with you. And this transparency continues after your first investment and beyond. You get access to the direct financials of the property every quarter and we are just a phone call away if you ever have any questions. During the year, our newsletter keeps the lines of communication open and keeps you informed about new investment offerings, new team members, market updates, and more. It is also a great way to build a deeper relationship with you by sharing the initiatives and causes important to us. As an example, I suggest you read about our “Featured Long Term Investor” program in this newsletter, a regular segment that we believe you’ll enjoy.

We are also growing relationships in our own community of Richmond, Virginia. Recently, Dan Chamberlain, COO and managing partner, joined the board of First Things First of Greater Richmond. This organization is dedicated to educating families, particularly fathers, about being present in the everyday lives of their families, specifically their children. This child-centric focus heals rifts in broken families and is creating a positive environment for the youth of our community. It has been tremendously gratifying to see Dan’s impact on First Things First and seeing how our company’s collective efforts make a difference for local families.
