We encourage readers to read our article on The Renters Reform Bill (page 48) where you can discover more about the Government plans, which don’t just stop at “No-Fault” Eviction, but stretch to a framework for rent control across the UK, which is a major Government intervention in the free market, bringing into question just how far should the Government interfere in the economics of allowing the open market to find its own levels. The Government has also made long-term commitments to increasing housing supply, with ambitious plans to build new homes in areas of high demand.The objective of overhauling the planning system will in the main bring positive outcomes, however, the impact on the 2025 house market will be close to zero because such changes will take time. It now looks like interest rates will slowly fall in 2025, so this will help maintain and underpin an already steady house market. As we look ahead to 2025, the UK residential housing market shows every indication of a positive trajectory, so we close 2024 thanking our clients for their loyalty and custom and wishing our readers all the best for Christmas and the New Year.

The Market / 2024 Round-Up

This time last year, we reported that savvy house buyers were on the move in December 2023 and this insight from the shop floor turned into a steady stream of active buyers throughout 2024, resulting in a resilient and consistently improving house market during the year. As regular readers will know we have been reporting a resilient property market for over a year now, and with the volume of unit house sales up in 2024 house sellers can be confident about securing a buyer, providing a realistic price is set to go to market with. The market up-tick is now likely to continue through to the New Year judging by the buyer demand being experienced at McCarthy Holden branches. During 2024 all property price sectors in our area of operation on the Hampshire/Surrey/Berkshire borders benefitted from the market resilience.

Key Factors & Outlook for the UK Residential Housing Market in 2025

Economic recovery, combined with more stable interest rates and easing inflation, will create a more predictable environment for both buyers and sellers. From continued demand for housing to Government initiatives and emerging trends, there is much to be hopeful about as well as cautious about in equal measure for homebuyers, investors, and the wider housing sector. SHOWBIZ Wallace and Gromit Actor Ben Whitehead on new Wallace & Gromit film: ‘I was very nervous and excited about doing this job be- cause it was a big undertaking’

Even though British actor Ben Whitehead has been the voice of Wallace for over a decade, he was very nervous about staring as the titular protagonist in the new Wallace & Gromit:Vengeance Most Fowl film.

After British actor Peter Sallis’ retirement, who was the voice of Wallace in the Academy Award-winning Wallace & Gromit films, followed by his death in 2017 aged 96,Whitehead, 47, took over the role having filled in for him in Wallace & Gromit’s Grand Adventures, a series of BBC One Christmas adverts which aired in 2008, and later performed as Wallace in Wallace & Gromit’s Musical Marvels at The BBC Proms and Jubilee Bunt-a-thon. “The most exciting thing is when you see your first bit of animation, where they have started filming and put your voice to it. I was very nervous about doing this job. I was really nervous and excited because it was a big undertaking,” says Whitehead. “It was a feature film, and you’re thinking,‘God, am I doing it right?’ And you don’t have a cast of actors there with you to help you calm down when you’re feeling hysterical. It was a daunting prospect. So nothing specifically stands out.The whole thing was just really, really exciting.

“When you see that first animation, you realise it’s got nothing to do with me.Well, that’s not quite true, but usually it’s not.Why was I so worried? I’m not the genius here.The animators putting this together are. Everyone working on this

film is doing much more than I am, working millisecond by millisecond, and just creating this amazing thing.That’s the most exciting, fun part when you start to see the fruits.” Whitehead was a fan as a kid, and used to do the odd voices, accents and impressions. So he was glad to get a call from a friend in Bristol who was working with Aardman Animations at the time and needed reading actors to cast for the new film. “I had to get down there in two hours. I don’t think I’ve hung up the phone that quickly before, and luckily I was in the West Country. It was a good example of why it’s important to stay in contact with your good friends and be in the right place at the right time.Your friends and contacts are so important to you as an actor,” says Whitehead. “I did a read, and it just so happened that I could do the voice. I never auditioned to do the voice of Wallace.They kept me on as a reading actor and then eventually, I sort of understudied Peter Sallis. It’s certainly developed over the years, and they’ve given me the time to do that, which I’m extremely grateful for.” Wallace & Gromit:Vengeance Most Fowl, is a brand new feature-length film that will premiere on BBC One and BBC iPlayer this Christmas. It was directed by BAFTA Award-winning English filmmaker and animator Nick Park, 65, who created Wallace & Gromit, Shaun The Sheep, Chicken Run, Early Man, and Creature Comforts, and BAFTA Award-winning director and animator Merlin Crossingham, who in 2009 took on the role of creative director for Wallace & Gromit. As the eccentric, cheese-loving inventor Wallace becomes over-dependent on his inventions, his best friend and loyal pooch, Gromit, develops growing concerns that prove to be justified when Wallace invents a ‘smart gnome’ that seems to develop an evil mind of its own. But who or what could be the cause? As events begin to spiral out of control, it’s up to Gromit to put aside his qualms and battle sinister forces, or Wallace may never be able to invent again. One of the film’s main characters, Feathers McGraw, was last seen in the 1993 BAFTA and Academy Award-winning short The Wrong Trousers, which saw the manipulative and calculating penguin – already a wanted criminal – rent out a room at Wallace and Gromit’s house where he sought to use Wallace’s techno trousers to steal a blue diamond. Rightfully behind bars ever since, he’s now back for revenge…

“It wasn’t the decision to start with actually.We’ve often had people ask if he’s ever going to return, but never really found a good enough reason.There was no need to exploit a character without really good context and we already had a well-developed idea about Wallace inventing a smart gnome, which was full of great fun,” says Park. “But then there’s always a need for a villain with a clear motivation and there was Feathers, the worst villain Wallace had ever encountered. It was such a great opportunity, like a eureka moment.And then we suddenly realised how popular he was when people started responding to the trailer.” “A good villain has got to enjoy hating and I think viewers enjoy his badness.They need strength and power. Feathers is very calculated and that comes across in the film.You can almost see his thoughts happening behind his dark eyes.You’ve got to love your villains, I think it’s quite important,” says Crossingham. “Feathers is based on many villains, who aren’t very active, they just observe and step in when the time is just right, where they can take the best advantage. Mark Burton, the writer, was very much leaning into this idea of loving your villain, where you even start to sympathise with them and see the world from their perspective for a while. Sometimes the music is an aid to this because essentially he is a hero to his own story,” adds Park.

HOMES Kitchen Top kitchen trends to watch out for in 2025

The kitchen is the hardest working space in the home and central to everything close to our heart… but what if it could be so much more, and marry function with trendsetting flair.

Especially if you’re looking to upgrade your kitchen in the new year, remodel the layout, or considering a fresh lick of paint to inspire supper parties and funk up your tablescape.

“Whether you want your kitchen to be modern and bold or a welcoming, intimate space, there’s a style that will match everyone’s taste and preferences,” says Harriet Goodacre, style consultant and brand communications manager at Topps Tiles.

Here’s what’s hot as we draw on the latest trends for 2025…

Japandi inspired

“What do Scandinavia and Japan have in common? Despite having miles [and miles] between them, both regions master the art of simplicity,” opines Goodacre.

“Japan is renowned for its functionality whilst Scandinavia is synonymous with minimalism. Pair them together and you create a contemporary, clutter-free style that’s rooted in nature.”

She says this will make an impact in 2025 as we embrace creating spaces which are contemporary and uncomplicated in appearance.

“Japandi-inspired kitchens boast clean lines, natural materials and colours to create a warm and grounded kitchen space,” notes Goodacre.

“Wood is a prominent feature in this design, with dark walnut shades and lighter oak featuring on cabinets. Pair with ceramic, porcelain and stone, to create a calm yet minimalist look that takes inspiration from nature.” The idea is to create a space of tranquillity, so the less clutter the better.“Kitchens that have smart storage solutions and push-door cabinets or handless designs will allow you to keep to the simplicity of Japandi without missing out on the functionality a good kitchen needs.”

Tiles are also key for this trend.“Something that’s simple and doesn’t compete for attention with the rest of the kitchen, yet still looks stylish and special.

“Consider a marble or marble-effect tile with subtle veining to add a touch of luxury, and be sure to use the same tile on both the walls and floors for a unified look,” suggests Goodacre.

Pair this look with gold taps or a standout light, for example, and to bring an extra touch of luxe to your Japandi-inspired kitchen, she adds.

Kitchen Company says:“Homeowners are increasingly embracing advanced technology in their homes and this trend looks to continue into 2025 and beyond.” “From smart speakers connected to intelligent lighting and small appliances, to touch sensor bins and full-on smart appliances with connected apps, kitchens will become even more integrated with smart technology.” These advancements not only make your kitchen run more effectively, says Grossman, but also promote energy efficiency, helping to reduce long-term utility costs. In addition to convenience and efficiency, smart tech enhances safety in the kitchen.“Features such as remote- controlled hobs and fridges which alert you when burners are left on, and doors left open, are particularly beneficial for busy households with small children,” highlights Grossman.

Moody and expressive

If minimalism isn’t your style but being bold and expressive is, then having a kitchen that uses deep, moody colours to stand out may be your cup of tea, suggests Goodacre. “Our kitchens are often the space we use to host and impress our guests, so it’s natural that some people will want more than just their cooking skills to create drama,” highlights Goodacre. “With that in mind, we expect to see more expressive kitchens that tap into the current colour-drenching trend. This is all about using deep, strong colours, such as forest green and smoky charcoal or inky blacks, to create a kitchen that’s slick and dramatic,” she explains. If you’re colour-drenching your walls, tiles and cabinetry in a bold, statement colour, picking a contrasting countertop or tiled backsplash in a lighter colour creates an instant focal point, says Goodacre.

Colourful cabinets and walls

“Painted kitchens have had another surge throughout 2024, a trend that shows no signs of fading as we move into the new year,” notes Grossman. “From bold colours such as pink and green to timeless neutrals, homeowners are opting for kitchens with a mix of colour choices which reflect their own style and add a bit of personality to a kitchen.” Earthy greens and warm blues combined with neutral shades of cream and white have definitely been on trend this year, says Grossman, as people opt for a more warm and cosy environment. “Paired with natural materials such as stone countertops and wood accents, painted kitchens create a harmonious and balanced aesthetic.” Grossman continues.“A fresh coat of paint can transform a kitchen, breathing new life into a tired space without a complete overhaul. “Whether you choose to repaint cabinets, walls, or even smaller details like trim and doors, the right colour combo can redefine the look of your kitchen.”

“Breaking up the room while being visually striking.”

“But don’t be afraid to play with more than just colour, as adding texture also adds to the boldness of expressive kitchens,” she continues.“Choosing tiles with a gloss finish to go with matt cabinets and walls creates contrast that catches the eye.”

New neutrals and warm tones

“With 2024 being the year we connected more with our wellbeing, it makes sense calming tones which bring nature inside has bled into interior design,” notes Goodacre. “Neutral and warm tones are versatile, timeless and allow homeowners to tap into their desire for creating a calm, warming space.” You can pick from the usual rich creams, shell shades and caramels which will all stand the test of time, says Goodacre, and continue to be popular in kitchen spaces. “Or play with a more modern take on neutrals, which we’re hailing as the ‘new neutrals’. This includes shades such as pale blue, very soft lilacs and pinks, as well as warmer, earthy, terracotta hues, she explains. “Using Scandi wood-style panelling on cabinets or earthy pink tiles will allow you to create a very modern, but welcoming feeling kitchen which draws inspiration from natural materials and colours.”

These changes are aimed at making the rental process more transparent, fair, and sustainable for both parties. In this article, we will explore the key changes that will come into effect in 2025 and how they will shape the future of residential lettings in the UK.

Abolition of Section 21 “No-Fault” Evictions

One of the most significant changes for landlords and tenants will be the abolition of Section 21 notices, commonly referred to as “no-fault” evictions. Section 21 allows landlords to end a tenancy without needing to give a specific reason, provided they follow the correct procedures. In response to growing concerns about tenant security, the Government has committed to removing this option as part of the Renters Reform Bill.The new legislation will require landlords to have a valid reason for ending a tenancy, such as rent arrears or breach of tenancy agreement.This change is designed to provide tenants with greater security of tenure and reduce the risk of arbitrary evictions. Right to request a pet -Tenants will have the right to request permission to keep a pet in their rented property. TRAVEL Porsche Haggis, hooves and horsepower: A Christmas adventure in the Cairngorms with Porsche’s Macan

It’s a brisk minus-four degrees Celsius as we waft silently out of the gates next to the Ness Walk Hotel. Sitting on the banks of the river with which it shares its name, it’s a five-star hotel which doesn’t just offer 47 rooms but is one that has also partnered with Green Tourism to ensure that it’s operating in as sustainable a way as possible. It has even committed to achieving net zero emissions for energy use by 2028. And when you look around into the hills and rivers surrounding, it’s not hard to see why you’d want to protect things.The hotel even has electric chargers on-site, which are handy for our particular trip – taking the new electric Porsche Macan on a very special journey to make an equally special delivery. So after an evening of food in the Torrish restaurant, we’re off on our adventure.The Macan has a range of up to close to 400 miles and even as the temperatures continue to fall as we drift away from the heart of Inverness along the A9 past Moy, we’ve still got more than enough in the ‘tank’ for a day’s worth of driving. The scenery unfurls around us as we head south towards the famous Cairngorms National Park with the Macan’s readout indicating minus seven degrees at certain points.Trees crackle with frost in the distance and we’re rewarded for our early start with a magnificent sunrise that sparks some energy into the dark skies of the winter morning. Given the time of year, it’ll come as no surprise that the main focus of our journey has antlers, hooves and a particular tie to the festive season – reindeer. It’s in the Cairngorms that you’ll find Britain’s only free-roaming reindeer herd, made up of 150 animals that traipse the mountains and hills in this staggeringly beautiful part of the country.

We’ve come equipped, too, prepped with both carrots and reindeer feed that is easily handled by the Macan’s boot. Guided trips to visit the reindeer run daily – weather depending

during winter – and meander for 20 to 30 minutes through forests and mountains to reach the herd where you’ll be able to interact with them for around an hour.

It feels even chillier by this point but the brisk walk through the woods warms things up quickly.You need decent walking boots and warm clothing – particularly at this time of year – as the terrain is interrupted by large rocks, boulders and slippery sections. Crossing over an impressive wooden footbridge leads us to a steep climb but, before long, the herd appears at the top of the mountain with a superb background surrounding it all. The reindeer prove much friendlier than we expect, though much of that is likely down to the large handfuls of food that we’re here to offer. Sadly, they turn their snouts up at our carrots, so we put them to one side as handler Amy guides us through the different ages of reindeer that we have in front of us.There are antlers of all shapes and sizes, but none of the herd seems too troubled by our presence and after a selfie or two, we’re leaving them to enjoy the peace of the stunning Glenmore scenery. All that walking generates a little hunger, so the next portion of the mission is to search out somewhere suitable to stop over. However, what we encounter next are some of the most exciting driving roads that the UK has to offer.A little further down the mountain is the Corgarff viewpoint and it’s here that we’re treated to a series of jets on patrol in the skies above, their engines the only thing to disturb the otherwise pin-drop quiet. It’s a stopover well worth making as the views are exceptional.

As the temperatures increase and the roadside ice thaws out, we travel onwards to pick up sections of the Old Military Road at the Bridge of Brown, before spiking upwards to stop and take photos at the Lecht Ski Centre.There’s enough powder on the slopes to entice a snowsports fan, that’s for sure, but the chair lifts remain dormant as we continue on our drive. Our lunch stopover turns out to be the Fife Arms in Braemar, not far from the icy-looking River Dee which flows nearby. On solid tables and chairs – alongside some ferocious steak knives – we enjoy a traditional lunch of haggis, neeps and tatties but other options – including a warm and hearty chowder – are a tempting alternative.There’s a natural hustle and bustle to the Fife Arms which gives it a ‘meeting point’ feel; portraits hang on the walls and stare down upon patrons who are no doubt dreaming up their own adventures in the nearby wilderness. It’s the kind of pub that you feel you could spend a long, drawn-out evening in shielding from the cold but, alas, we’ve still got more driving to do and before long we’re back behind the wheel of the Macan that had been patiently waiting outside. From Braemar, the roads get even better.The Old Military Road marches out ahead of us through Glenshee and Finegand, with rivers, mountains and fields all peppering the view over the Macan’s dashboard. Our two cars – finished in Cooper Ruby Metallic and Papaya Metallic – feel as though they’re in the perfect shade to match the landscape as the sun begins to dive towards the horizon.We’re treated to a golden sundown and as the last of the light slips away, we’re heading through Blairgowrie to start our steady journey back down towards Edinburgh Airport to travel home. We’re still doing well in terms of range, but having been up steep inclines – and all during very cold weather – we decide to give the Macan a quick top-up of charge.A 20-minute stopover at a rapid charger in Perth sees the Porsche’s levels boosted to a decent level and, after a quick coffee, we’re on the road once more. It’s been a quick-fire drive through some of the most striking environments that Scotland has to offer. Having roads which weave through the countryside as elegantly as the rivers makes any journey here special, but being able to say hello to the UK’s most famous herd of reindeer along the way has made this drive in the Porsche Macan even more memorable.

A night’s stay at Ness Walk for two adults costs from around £140. Hill Tour trips to the Cairngorm Reindeer Herd costs from £23 for adults or £16 for children over three. Haggis, neeps and tatties at the Fife Arms is £18.

And I sit there and watch it and think, well there was once [a time] that I could do the same thing, those days are gone, and you just have to accept it. “You have to let things go and move on, because in each period of ones’s life there’s something new to come and experience and enjoy.
