Water Performance The reduction of water consumption in buildings minimizes overall environmental impact, drives operational cost savings, and reduces risk from fluctuations in water supply and combined sewer overflow, a significant challenge in NYC and cities around the world. Water usage reduction and water runoff quantity and quality management are critical issues for NYC and for ESRT, as a recipient of the municipal water supply. We address these issues through low flow water fixtures, submetering and associated software, and green roofs. In 2023, we received the DOE’s Better Building Challenge Water Goal Achiever status with 97% passing data checks and 27% water use intensity improvement.

Occupancy increased by 11% at the Empire State Building and 8% across the office portfolio year on year in 2025 compared to 2024. This increase in occupancy contributes to increased water usage. The consumption data above represents the utility usage of ESRT’s total portfolio — office, retail and multifamily — that was owned for the full calendar years of 2022 to 2025 and Metro Center, a CT office building disposed on December 22, 2025. Data is absolute and is not normalized for occupancy, tenant typology, or other variables that impact water usage apart from efficiency initiatives. Like-for-like metrics represent ESRT’s NYC office properties owned for the full calendar years of 2022 to 2025.
