CONVENTIONAL ONE TIME CLOSE CONSTRUCTION LOAN
Our One Time Close loan combines your construction financing and permanent mortgage into one simple package. You’ll close once and lock in your rate upfront . When construction is complete your loan automatically converts to a regular fixed-rate mortgage — no second closing required.
Guidelines This program provides a fixed-rate loan, 15 or 30 years , designed for primary or secondary residences. Borrowers can finance up to 90% of the lesser of the acquisition cost or appraised value (exceptions up to 95% may be considered with strong equity in a departing residence). Loan limits follow conforming and high-balance guidelines, and requalification may be required if construction extends beyond 12 months or if the borrower’s credit score falls below 700. Program costs include a construction fee, inspection fees that vary by home type, and additional feasibility, administrative, and processing charges collected at closing.
