At this stage, additional systems and material detail are added to the design package. Drawings are rich with dimensions, finishes, fixtures, and details to develop the design intent in preparation for construction. Our team begins coordination with structural, mechanical, electrical, plumbing, lighting, and pool engineers to ensure all aspects of the design align seamlessly. Deliverables: • Refined site and floor plans • Refined building sections & elevations • Interior elevations • Reflected ceiling, lighting & electrical plans • Coordination with engineering consultants
We manage the bidding process by distributing documents, compiling and comparing contractor proposals, and coordinating interviews to help you select the best team. To expedite the process, bidding often overlaps with Construction Documentation, ensuring construction can begin promptly once permits are secured. Deliverables: • Distribution of bidding documents • Review and comparison of contractor proposals • Summary of bids for owner review and contractor selection
With the design finalized, we prepare comprehensive construction documents, including detailed drawings, notes, and technical specifications. This phase ensures that contractors have all necessary information to execute the project accurately and efficiently. Deliverables: • Detailed construction plans for architecture, landscape, and interiors • Specifications and material details • Final consultant coordination • Finish schedule
Throughout construction, our project managers and designers oversee each phase to maintain design integrity. We conduct site visits, facilitate contractor communication, and address any field conditions that arise, ensuring a seamless process from groundbreaking to final installation and completion. Deliverables: • Weekly construction meetings (Owner/ Architect/Contractor) • Site observations and progress reports • Response to contractor RFIs (Requests for Information) • Review of contractor submittals and material samples before procurement
