These 60’ lots on the wide section of the cove enjoy incredible views of the cove and islands. The dimensions work well for both sideyard and frontal home types. Of the 13 Estes Cove, the 6 most southerly lots are short term rental eligible. Currently, 3 homes are being concepted for this section by OBMI, Lake & Land Studio and Allison Ramsey Architects.

The fifteen homesites within Garden Villas South are the only off-water properties eligible for shortterm rental. This area is exceptionally child friendly, featuring a large multi-use park. Lots are 104-110’ deep, providing for a range of home design options. With income potential and a deeded boat slip, these lots are ideal to offset costs while not in use.

These 11 homes form the off-water community that is nearest to the marina. A paseo leads directly to the cove. With alley service behind these homes, this neighborhood features an uninterrupt- ed streetscape without driveway cuts. Lots between 100 and 105’ deep allow for great planning dimensions, accommodating a courtyard, sideyard and frontal home.

These four very special homesites offer access to a private sandy beach teeming with flounder, trout and redfish. They allow for incredible flexibility in home design and features. Life on the water

Marea is situated directly on the Intracoastal Waterway (ICW) and Estes Flats, the famed 2,500-acre body of shallow water that boasts the finest saltwater angling in Texas. Aransas, Redfish and Copano bays are within easy reach, as are St. Joe Island and Port Aransas. Access to the open waters of the Gulf are just 25 minutes from Marea’s entrance channel. Of course, some days are best spent right here at home in the private cove which actually holds impressive numbers of flounder, redfish and trout. The boating lifestyle is core to the Marea community and is why we ensured that every homesite includes a dock, either directly behind the waterfront homesites or in one of the two community marinas.

The Marea Code

Marea is an architecturally-coordinated community that is governed by two documents:

The Building Placement Standards: These govern how the home is sited on the lot and includes setbacks, heights and porch requirements. The primary purpose of the Building Placement Standards is to ensure maximum privacy between homes. The Marea Code or “MARC”: This document governs architectural details including materials, window orientation, driveways, landscaping and exterior lighting. The Landscape Standards: We have commissioned local experts to advise on the species and layout of the landscaping to maximize privacy and enjoyment of your new home on the Texas Coast. Our guidelines are practical, easy to understand, and are complementary to the overall architectural aesthetic of the community. The Town Architect is available to each lot owner and will assist with making sure the home designs meets the requirement of the community. The Marea Code was written to encourage original design and creativity, while ensuring the homes are architecturally compatible with each other and the community.
