The Marea Code
Marea is an architecturally-coordinated community that is governed by two documents:
The Building Placement Standards: These govern how the home is sited on the lot and includes setbacks, heights and porch requirements. The primary purpose of the Building Placement Standards is to ensure maximum privacy between homes. The Marea Code or “MARC”: This document governs architectural details including materials, window orientation, driveways, landscaping and exterior lighting. The Landscape Standards: We have commissioned local experts to advise on the species and layout of the landscaping to maximize privacy and enjoyment of your new home on the Texas Coast. Our guidelines are practical, easy to understand, and are complementary to the overall architectural aesthetic of the community. The Town Architect is available to each lot owner and will assist with making sure the home designs meets the requirement of the community. The Marea Code was written to encourage original design and creativity, while ensuring the homes are architecturally compatible with each other and the community.
