When is the best time to sell? Typically, more people decide to start looking in the springtime, but also more people are selling as well, so there is more competition. It also depends on the property; beachfront properties definitely show much better in warmer weather.

How to get ready to buy Go to your bank or mortgage broker and get pre-approved. This gives you an idea of what you can afford. Ask your Realtor to help you find the advisor that is best for your situation. Get to know the market. Can you expect there to be multiple offers or a bidding war on the homes you're interested in purchasing? Find a compatible agent that fits your values. It's very important to work with a professional Realtor when you're looking to purchase. They know the neighbourhoods and especially the properties currently on the market or about to become available. Start visiting open houses. Once you've chosen the neighbourhood, property style, etc. visit open houses and see what may be available. Ask your agent to explain the buy process/contract. Ask questions about how the process will work so you won't be blindsided by information like closing costs or deposits. Get more specific on what you must have in a home and what you would like, and know the difference. Make a list of "must-haves" and share this with your Realtor. Pre-pack some belongings to show the extent of your home's storage potential. • Deep clean the entire home now that you've decluttered. Ensure bathrooms and kitchens are sparkling, and go through the house to check for peeling paint, dirty walls and light fixtures. Don't forget to check behind and under appliances. For instance, property variances or negotiating offers. • Positive: Your Realtor should have a positive attitude; it makes the entire process more enjoyable for everyone. • Ready to serve: Is the Realtor available to serve your particular needs and requirements? Do they offer a personal service that means they are available when you need them?

• Depersonalize your home by removing personal photos, collections or personal items that simply distract the potential buyer.
