Housebuilder Award – ADD Sustainable Construction Ltd

Project overview What do you do with a spectacular plot of land on the Cornish coast? If you’re ADD Sustainable Construction, you build a future-proof, low-energy family home with views of its incredible surroundings. The main objective of the Turnstones project was to create a home that met the needs of a multigenerational household, including wheelchair accessibility and four en-suite bedrooms. The design embraced passive house principles, integrating renewable energy systems and low-carbon materials to achieve a remarkably low operational carbon footprint. Project highlights ● Energy efficiency : A super-insulated fabric, exceptional air tightness, and high-performance triple-glazed windows result in a remarkable operational carbon footprint of 50 kWh/m²/year – well below the UK average. An efficient MVHR system ensures superior air quality. ● Architectural design: The home appears to float above the ground, crowned by a green roof that provides insulation and reduces rainwater runoff. ● Renewable energy integration: A

logistics difficult, but efficient coordination ensured smooth progress. Complex boundary and party wall agreements caused initial delays, but were resolved through communication and negotiation. Navigating construction with material shortages and rising costs presented challenges. The cladding, in particular, was delayed by nearly 12 months due to supply chain issues, and evolving fire testing regulations added complexity to material selection. Despite these obstacles, the project exceeded expectations in design and sustainability. From the judges ● “This is a shining example of sustainable design executed with technical skill.” ● “It is a functional home that integrates beautifully into its local environment while meeting its occupants’ needs.”

ground source heat pump and a 6kW solar PV system with battery storage ensure a low carbon footprint. ● Sustainable: The project uses FSC- certified timber and low-carbon concrete. ● Wildflower roof: The roof conceals the carport from view and provides a natural screen for neighboring houses. Challenges that were overcome The project presented several challenges that demanded creative problem-solving and collaboration. Site constraints complicated the installation of drainage systems and required careful planning to retain a large cooking apple tree. The limited space made
