Kitchen Project – ASJ Construction Ltd
Project overview A Sunderland home needed its heart reimagined, and this project delivered just that with an open-plan kitchen and living area. This transformation was achieved through a thoughtfully designed rear kitchen extension and significant internal structural works. While the client guided the overall design vision, ASJ Construction Ltd provided expert advice and creative ideas, ensuring a collaborative and successful outcome.
Project highlights
● The kitchen is bespoke with a cleverly concealed pantry/utility room, a stylish drinks cabinet, and even a built-in pet shower for modern family living. ● Abundant natural light is let in through sliding doors, expansive floor-to-ceiling windows, and a roof lantern. ● Designer light fixtures add elegance. Challenges that were overcome Early in the build, at the damp proof course stage, further investigation revealed a discrepancy between the architect’s plans and the engineer’s calculations concerning the existing house dimensions. This meant the planned structural steel would not provide sufficient head height for the new kitchen area. ASJ Construction Ltd brought in their own structural engineer and arranged a meeting with the client to re-design the kitchen layout for optimal results. Initially, the client was hesitant about introducing a structural column to the main wall. However, after extensive work on potential layout ideas, ASJ Construction Ltd suggested mimicking the structural column on the adjacent side. This created space for the desired range cooker, which became a focal point of the impressive kitchen. The client embraced this, making further design changes including ASJ’s
recommendation for a hidden doorway connecting the utility to the kitchen. Additionally, non-compliant drain lines required full replacement, affecting the project timeline. Despite these unexpected hurdles, the team’s hard work and consistent communication ensured the project was still completed on time and to the highest standards.
