Evidenced by the number of UPS and Fed Ex trucks in the resort on a daily basis, retail stores have considerable difficulty competing with online shopping and the big box stores. Value, selection, local competition and price are factors I use to make a purchasing decision. Costs to staff and stock an ORPS pro shop are not justifiable in today’s climate let alone the limited clientele and short season. Rather than spending funds on a pro shop, the Board should consider what steps it can take to open the golf course earlier in the season, perhaps in late October. Reduce Operating Costs - Non golf course areas to artificial turf. Given the cost and lifespan of artificial turf I would not be supportive. Based on a limited search on the internet, artificial grass needs to be cleaned, can be as much 20 -50 degrees hotter than natural grass, is not environmentally friendly, is expensive and may need replacement in as little as 8 years. DG might be a better alternative for some of the smaller areas and would help mitigate the concerns of pets relieving themselves and killing the grass. RE: owners must convert lots to DG or artificial turf. I would like to hear more about this proposal including costs. Would there be a master plan for these conversions or based solely on what each owner wants? This could be very expensive for owners who may not have funds to make the changes required. Managing Costs of Services: I would like the Board to investigate solar to reduce our electricity costs. In addition, properly developed Key Performance Indicators as well as Preventative Maintenance programs will help to ensure that the resort is operating in an efficient and cost-effective manner and that all facilities and equipment are in top condition. Trash and recycle: Within the current schedule consider a specific day to collect recyclables paper and cardboard. RE: enhance and maintain resort to maintain facilities, attract new owners and maintain property values. ORPS should be spotless and maintained to the highest degree possible. (think Disney) We should be looking 5-10 years out and consider what might be important to future owners. I believe a key ingredient to maintaining property values is to ensure that HOA fees are kept as low as possible thus providing excellent value for money. We should also consider the overall experience here at ORPS as it relates to customer service and guest experience. Roads - crack repair on roads throughout the resort is required ASAP before major damage results in a special assessment. For the last 2 years there has been no money in the budget. Other thoughts: I am not aware of a marketing plan for ORPS, and as mentioned our public and internal web sites require a refresh. ORPS should consider how it reaches out to the RV community and work toward defining our brand. Further consider that ORPS is in addition to being a resort owned by 1213 owners, a business with a budget exceeding $5 million annually. Everything that happens in the resort should lend itself to a wonderful experience. first to current owners and through rentals to prospective purchasers. Rental program - Potential revenue is lost to realtors who rent on behalf of owners in the resort. Perhaps this has already been looked into however taking over the rental of lots may add to the bottom line. Budget - I would like to see a business case process implemented for non-budgeted items so as owners we can see how certain decisions came to be.
