162 acre site that consists of industrial and commercial lots in a terraced fashion First Food Site Certification for Pennsylvania awarded to Commerce Park
LEARFIELD, PA — The Commerce Park was awarded the first Food Site Certification for Pennsylvania in August of 2015. In March of 2015, Clear- ly Ahead Development advanced its initiative to achieve the Primus/Garner Food Site Certification for the 162-acre Commerce Park located in Clearfield, by se- lecting the joint venture of Primus Builders and Gar- ner Economics to conduct a shovel-ready site analysis of the Commerce Park. C
Clearly Ahead Develop- ment chose to pursue this food site certification because food and beverage companies are a significant target in- dustry sector for the county. the certification process be- gan with an extensive labor analysis focused on work- force requirements of the food and beverage industry. The process ended with the build out of the park into spe- cific lots and sizes to utilize all acreage of the Commerce Park. Primus Builders, Inc. is one of the leading design- build resources in the food and beverage industry. The Commerce Park con- sists of industrial and com- mercial lots in a terraced fashion with infrastructure including access Rd.s, over- head and underground elec- tric, telecommunications, water, sewage, and natu- ral gas services available throughout most of the site. Located on Industrial Park Rd., the Commerce Park is less than one mile from Inter- state 80 and State Rte. 879. The site has been recently zoned Industrial Limited Special which gives the site more ability for growth. “The investment in the park of paved Rds. and sig- nificant electrical and wa- ter/sewage infrastructure makes this location unique. Speed to market is a key factor for companies making large investments in con- struction. With the barrier of lengthy upfront site and utility development removed, Commerce Park commands attention. This certification tells the food industry that the Commerce Park is open for business-just bring your plans,” said Tony Pitrone, vice president of Primus Builders, Inc. Amenities of the site include: •On site rail from RJ Cor- man. •Served with 34.5/19.9 kV 3 Phase Distribution. •Full Serviced Natural Gas with a maximum of 80 PSI and a minimum of 40 PSI. •12” Water Main with 1 Million Gallons a day or more potential on site. • Adjacent to the West Branch of the Susquehanna River. •KOZ and LERTA Incen- tives. n
