Steve Bussel , president of BRC, represented the seller, West First Roselle, LLC, while the Metz Industrial Group represented the buyer, RCG Realty LLC . The acquisition was com- pleted as part of RCG Realty’s tax-deferred 1031 exchange following the successful dis- position of its 4.8-acre indus- trial outdoor storage (IOS) property at 1200 Springfield Rd. in Union, NJ, where MIG also represented RCG Realty. By strategically managing the sale and identifying quali- fied replacement properties that met the 1031 exchange requirements, the Metz In- dustrial Group helped RCG Realty successfully reinvest its proceeds into 150 West First Ave. as one of several transac- tions as part of the exchange. The Metz Industrial Group team was led by Metz, to- gether with Abbate and Friel. The property features 7,000 s/f of industrial space with 32-foot clear ceiling heights, 1,000 s/f of office space, two oversized drive-in doors, and ample on-site parking. Extending its activity into New York, MIG also com-

pleted the sale of 2807 Arthur Kill Rd. in Staten Island. The newly constructed 136,346 s/f industrial warehouse sits on eight acres and was purchased by a long-term MIG client in the entertainment/logistics business, which will utilize the space for its new corporate HQ distribution facility. The property features two levels of industrial space, including an 86,706 s/f first level and a 49,640 s/f ground level. The first level offers 40-foot clear ceiling heights in the warehouse area and 14-foot ceilings in the load- ing area, ten drive-in doors, 16 dock doors, and 9,075 s/f of office space. The ground level includes 19-foot ceiling heights, 13 loading doors, and one drive-in door. Developed in 2025, the facility is equipped with LED warehouse lighting, an ESFR sprinkler system, 1,000 amps of power, and ample on-site parking. In partnership with New York brokerage firm B. OSELLE, NJ AND STATEN ISLAND, NY — The Metz In- dustrial Group (MIG) of Bussel Realty Corp. (BRC) completed three industrial sales in Roselle, NJ and Staten Island, NY, involving proper- ties totaling 159,342 s/f. In Roselle, MIG arranged the $4.325 million sale of 300 Cox St., a 15,996 s/f industrial warehouse. MIG represented the sell- er, AHM Cox Real Estate LLC, in the transaction. The buyer, Sun Tees Inc., was represented by an undisclosed broker. The Metz Industrial Group brokerage team was led by Jordan Metz , principal, along with Benito Abbate , senior associate, and James Friel , sales associate. MIG has represented the seller in numerous real estate transac- tions over multiple decades. The client originally acquired 300 Cox St. for its business op- erations and, after outgrowing the facility, turned to MIG to facilitate the property’s sale.
