C. Requirements . 1. The requirements of Zoning Regulations Section 5-119 on All Overlay Zoning Districts apply to the ATO Arterial Transition Overlay District. 2. The ATO District may limit specific uses, or require more or less restrictive development standards , for individual projects or specific properties in an underlying zoning district. The ATO District may: a. Place restrictions on permitted, special, conditional, accessory, and temporary uses. b. Modify or supplement permitted home occupations. c. Decrease minimum setback requirements in any yard. d. Decrease minimum lot size requirements. e. Increase maximum lot coverage. f. Place restrictions on access to abutting properties and streets, including restricting specific design features. g. Limit the size or placement of signs.
121 ATO Arterial Transition Overlay District A. Intent. This district is intended to allow or encourage the conversion of single-family residential properties along arterial streets to limited business uses. B. Applicability. The ATO District applies to any parcel with street frontage abutting a right-of-way line along: 1. Andover Road , between Harrison Street (which is just south of the Redbud Trail) and Harry Street. 2. Central Avenue , between Glendevon Road and Shay Road (from about 3/4 mile west to about 1/4 mile east of Andover Road).
h. The Planning Commission may attach conditions to the approval of an ATO District, including but not limited to restrictions on hours of operation, lighting, and outdoor activities.
